GENERAL PURPOSE: In concert with the SVP, Development, the Vice President, Development is responsible for overseeing and driving execution for the company’s development and redevelopment activities including planning, pricing and visioning for new development opportunities as well as helping source new opportunities.
The VP will oversee several company development projects leading, mentoring and managing a talented team of professionals. They will manage the time and resources of existing and new projects, so that they achieve the company’s objectives and are completed on time and on budget.
Development of mixed-use properties and “placemaking” generally is a complex skillset that involves deep involvement of a range of both internal and external professionals and community stakeholders, government officials, programming the tenant mix, amenities, the mix of residential with the retail and other uses, careful cost/benefit analysis and a fair amount of magic. The incumbent will be responsible for the execution and careful growth of this side of the company’s business.
KEY RESPONSIBILITIES/DUTIES: Reasonable accommodations may be made to allow differently-abled individuals to perform the essential functions of the job. Responsibilities include but are not limited to:
• Work with the SVP Development, CEO and other leadership within the company on transaction approval and provide reporting and communication on the status of the pipeline and individual developments.
• Manage both the big picture of development projects as well as maintain control, oversight, financial performance and risk management so that they are completed on time and on budget and in accordance with the firm’s business plan for that asset.
o Advance the company’s application of green building practices.
o Oversee design, financing, document negotiation, financial analysis and transition into operations, supervise to insure timeliness and quality.
o Oversee day-to-day project management services from project planning and financial structuring through construction completion and closeout.
o Create and implement systems to track projects, provide checklists and standardize practices for all developments.
o Will directly serve as Development Executive on one or more development projects.
o Inspire and lead the team, encouraging their best ideas and efforts; provide decisive leadership while emphasizing a collaborative relationship throughout the organization.
• Provide Development team input and expertise to the assessment and underwriting of new development opportunities.
• Although the primary responsibility will be the execution of development projects for the company, incumbent (and team), will be active participants in the marketplace, seeking new development opportunities for the company.
• Although the primary responsibility will be with other disciplines within the company, incumbent is expected to interact meaningfully with the company’s capital sources during the execution of respective transactions. With their team, will provide development reports, site tours and other requests to capital partners. Ideally, incumbent will leverage their relationships to expand the firm’s base of capital relationships to include new capital sources interested in investing in CenterCal’s types of projects.
• Work closely with the CEO and the rest of the Company’s leadership team to participate in the development of the company’s short- and long-term strategic goals. As a leader within the Company, incumbent will interact extensively with others up, down and across the Company located within the Company’s corporate and regional offices. Participant in the Leadership Committee for the company. Incumbent is expected to add significant and consistent value to the team as well as bring ideas, mentoring, and fresh perspectives to the Company generally in addition to his/her specific responsibilities.
QUALIFICATIONS:
Education: The successful candidate should have a strong academic background with a Bachelor’s degree in business, management, architecture, or related field. An MBA or Master’s degree in real estate development, architecture, or engineering is preferred, but not required.
Ideally, incumbent will bring experience with both retail and multifamily development since most of the projects and opportunities will include both a residential and retail component. We will consider candidates with just retail, just multifamily, or related real estate uses like hospitality, who is interested in developing mixed-use properties that requires a deep dive into the trends and dynamics in both product types and best practices in mixing uses.
Experience: A minimum of 12 years of experience in real estate development, preferably to include retail and residential and/or mixed-use.
Specifically, candidates for this position should possess the following career experience/ skills:
? Demonstrated experience as a manager and a mentor, proven managerial skills developing staff, and fostering a commitment to teamwork and collaborative problem solving.
? An established record of success as a development project manager of complex, multi-faceted development projects, having completed the full development cycle, from inception through project completion, on at least two substantial development projects (more preferred). Incumbent must have demonstrated expertise in delivering projects with significant scale and complexity through challenging times and changing circumstances. Incumbent will balance their risk management expertise also with a can-do and positive vision for taking on the new risk and opportunity of new ventures.
? Demonstrated ability to lead complex partnerships of public, nonprofit and private developers and community leaders.
? Experience developing in California is preferred, although not required.
? Experience, knowledge, passion and understanding of placemaking for complex developments that include at least a significant retail component.
? Strong understanding of the real estate investment capital stack and the drivers of creating value through the development of commercial real estate.
? Managed both internal and external teams in the past and show a strong ability to lead and mentor and track others’ execution.
? Will bring gravitas and external reputation, relationships and skillset to the CenterCal team.

? Excellent computer skills; must be very literate in Excel, Word, PowerPoint, and Outlook and capable of adapting to other industry-standard software such as Argus;
? Ability to work effectively with all levels of employees while inspiring respect and credibility.
