The Supply Chain Team at Kairos Living, a rapidly growing national single-family rental fund (SFR), is seeking a highly motivated, positive individual with excellent analytical, organizational and communication skills, who can manage and execute multiple ongoing initiatives and provide actionable insights. This is a hands-on position andthe successful candidate must be fully engaged and willing to roll up their sleeves.
This role will be responsible for sourcing and onboarding vendors, monitoring scoring and capacity reports, and executing the vendor management strategy. This individual will support Property Management and Construction operational teams through proactive capacity management and strategic relationship management.
The successful candidate must be a self-starter, detail-oriented, capable of managing multiple work streams simultaneously, as well as putting processes in place to ensure accuracy, efficiency, and scale. In this role, the candidate will work cross-functionally with the acquisitions, property management, leasing, construction, and finance/accounting teams and must be able to communicate professionally and effectively with all personality types.The candidate must possess strong construction knowledge, analytical and problem-solving skills.
Responsibilities
- Source local contractors and tradesmen to satisfy operational capacity requirements.
- Onboard and train vendors on business processes.
- Manage market-level vendor capacity to support operational teams.
- Manage vendor onboarding reports and dashboard.
- Create process documentation for internal training and improvement analysis.
- Ensure process consistency between Vendor Management and Procurement.
- Collaborate with Procurement to enforce vendor purchasing compliance.
- Monitor vendor scorecards and conduct quarterly business reviews in conjunction with the Director of Supply Chain and Vendor Manager.
- Manage vendor relationships and solve cross-departmental problems
- Identify operational inefficiencies, conduct root cause analysis, present findings, and propose solutions to Supply Chain leadership.
- Conduct competitive pricing analyses to understand the market and industry conditions
- Negotiate vendor terms to enable a successful relationship
Desired Experience / Skills
- Minimum 3 years of relevant experience in real estate construction and management. Single family rental,multi-family rental and/or lodging experience is required.
- A working knowledge of national markets is preferred.
- An understanding of global supply chain dynamics and material markets.
- Ability to manage projects self-sufficiently from inception to implementation.
- Possess a range of functional operational, project management, vendor management, and construction knowledge.
- A good command of Microsoft Excel and Visio is a must, advanced knowledge is a plus.
- Detail-oriented, ability to multi-task.
- Self-starter who is willing “do what it takes” to hit goals and meet deadlines.
- Outstanding communication skills, both verbal and written, and can comfortably interact with an array of personalities.
- Ability to prioritize, plan, organize, and coordinate work assignments, and simultaneously coordinate multipletasks.
- Able to apply common sense, demonstrates logical and systematic thinking skills, and be adaptable tochange and take ownership.
- Ability to use technology to solve problems efficiently.
