Uptown Rental Properties is looking for a Turnover Maintenance Technician in Downtown Cincinnati, where you'll play a vital role in preparing and maintaining beautiful, character-filled buildings for current and future residents to enjoy! This position is on-site, full-time, Monday-Friday 8:30 am-5 pm, except when on-call. The position starts at $20/hour and is eligible for the benefits below:

What youll do:
- Apartment turnovers: Painting, minor repairs, cleaning, to ensure each unit is move-in ready
- Troubleshooting issues quickly and efficiently in:
- Basic plumbing
- Light electrical
- HVAC
- Preserving the charm and functionality of our historic properties
- Collaborate with the property management team to deliver top-notch resident experiences
- Managing work orders and noting completion or escalated issues via iPhone app
- Ensure compliance with building codes and safety standards.
- Assisting with inventory management
- Providing superb customer service to residents, vendors, teammates, etc.
- Ability to work independently and prioritize tasks in a dynamic setting

Turnover Maintenance Technician Requirements:
- Valid driver's license & clean driving record
- HS Diploma or equivalent
- Minimum one year of experience in: make ready, maintenance, or similar field
- Comfortable with hand tools
- Personable team-player
- Self-starter with critical thinking and problem solving skills
- Ability to meet physical requirements:
- The position is considered to have moderate to heavy physical demands. While performing the duties of this job, the employee will be required to climb up to nine feet on ladders, work in overhead structures, walk, stand, twist, stoop, bend, squat, and kneel at least 90% of the workday. The employee will occasionally be required to lift, carry and/or move in excess of 100 pounds and frequently be required to lift, carry and/or move in excess of 50 pounds during the normal course of a workday.

JOB SUMMARY: The Maintenance Technician is responsible for completing maintenance work orders to the industry-leading standards of Uptown Rental Properties. The Maintenance Technician is also expected to maintain a customer focus to ensure a high-quality resident experience.
Key Performance Objectives in order of priority include:
Receives and responds to emergency maintenance requests during scheduled after-hour on-call shifts to ensure a high-quality resident experience for all Uptown Rental Properties residents. | 5% | |

Note: Twenty percent of time is reserved for ancillary activities, interruptions and unplanned events.

Interpersonal Responsibilities
- Serves as the on-site representative of Uptown Rental Properties, modeling exemplary professional behavior at all times.
- Acts as first point of contact for residents of Uptown Rental Properties during scheduled after-hours on-call shifts to ensure efficient completion of emergency work.
Operational Responsibilities
- Ensures all interactions with Uptown Rental Properties residents during work order completion promotes the highest quality resident experience.
- Plans daily completion of work orders in collaboration with Property Manager, prioritizing work based on timeframe, skill set, work load and location.
- Ensures prompt completion of high-priority work orders as necessary on the direction of Maintenance Administrators or Property Managers.
- Orders and collects essential materials for efficient completion of work orders in collaboration with the Property Manager, when necessary.
- Maintains open communication channels with Uptown Rental Properties residents through a variety of mediums to ensure residents are informed of work progress and completion.
- Completes all work orders to the highest quality and in the most efficient time based on scheduling, including but not limited to electrical, plumbing, HVAC, painting, janitorial, preventative maintenance, landscaping, building and unit inspections.
- Communicates needs of work orders outside of the skillset and/or capacity of Uptown Rental Properties with preferred vendors for the efficient completion, updating work order information as necessary.
- Maintains open communication channels with Property Manager and other Maintenance Technicians to ensure prompt completion of all work orders, seeking assistance if additional support is required.
- Creates and updates work orders during scheduled after-hours on-call shifts through the companys internal work order management system.
- Maintains open communication with Property Manager, Project Foreman and other Maintenance Technicians during completion of work orders, reporting progress and any issues which could affect completion as necessary.
- Ensures the professional use of all assigned Uptown Rental Properties resources, including but not limited to company vehicle, cell phone, tools and equipment.
