Job Overview
As a Leasing Agent at Newbury Residential, you will play a vital role in our property management team. You will be the first point of contact for prospective residents, showcasing our properties and providing exceptional customer service. Your primary responsibilities will include managing the leasing process, maintaining occupancy rates, and ensuring tenant satisfaction. Position Description:
- Knowledge of LIHTC compliance, including tenant income certifications, recertifications, and rent calculations
- Perform all sales and leasing activities at the property to achieve the community's revenue and occupancy goals
- Inspect apartments prior to resident move-in, after resident move-outs and as needed
- Design and implement marketing strategies to create and drive traffic to the community
- Use the on-site management software to track apartment availability, record traffic and leasing activities, manage resident and prospect data, and monitor rent collections
- Maintain high occupancy, low delinquency, and high resident satisfaction/retention
Position Requirements:
- Ability to travel between properties in the Nashville Area - Ashland City, Lebanon, Columbia
- Outgoing, with experience in the service industry
- High School diploma is preferred but equivalent experience is accepted
- Extremely well organized with the ability to multitask
- Experience with lease-ups and annual certifications for LIHTC units preferred
Necessary Special Requirements:
- Valid Driver's License and reliable transportation
- Effective communication skills and display professionalism
- Proficiency in Microsoft Office (Word, Excel, Outlook)
- Excellent communication and interpersonal skills
- Strong sales and negotiation abilities
- Detail-oriented with strong organizational and time-management skills
- Ability to work independently and as part of a team
