About the Job
Summary/Objective
Join our team as a Title Examiner/Foreclosure Specialist for our Florida office, providing support to our first legal mortgage foreclosure department. In this role, you will be responsible for title examination for the first legal Department, identifying possible title issues, preparing foreclosure pleadings for attorney review, and ensuring compliance with legal and industry requirements. In this role, you will search public records, county property records, and property title reports. This role is vital to the foreclosure process. This team member will support the first legal department and attorneys to meet client expectations and state and federal legal requirements.
Essential Functions.
- Responsible for reviewing title reports in preparation of filing foreclosure proceedings.
- Prepare foreclosure pleadings, including complaints, motions, civil cover sheets and forms for filing initial actions, and summons, with accuracy and compliance for review by attorney.
- Communicate with client(s) in the respective client system(s) and via email.
- Assist with organizing case files and preparing documents as necessary.
- Willingness to learn and the ability to interpret and follow instructions quickly and efficiently.
Competencies
- Working knowledge of Marketable Title Standards and the application as it pertains to resolving issues to produce Marketable Title
- Capable of examining and/or comparing county records, liens, judgments, Deeds, Security Instruments, surveys, and plat books to confirm accurate legal descriptions, priority of liens, lien attachment to property, and ownership interest in subject property(s).
- Comfortable with Testate/Intestate succession and reviewing Probate documents within the chain of title to verify all interests in a subject property(s).
- Recognize title defects and formulating curative solutions with the assistance of attorneys.
- Ability to multi-task in a fast-paced environment with excellent proofreading and data entry skills.
- Ability to handle large workloads within a timely manner to meet client expectations and deadlines.
- Ability to adopt quickly to new processes/procedures and willingness to be flexible in responsibilities and duties.

Work Environment
This job operates in a close working environment where discussion and teamwork are required. This role routinely uses standard office equipment such as computers, phones, photocopiers, filing cabinets and fax machines.
Travel
No travel is expected for this position.
Required Education and Experience
- 2 years’ experience in Foreclosure, preferred but willing to train the right candidate.
- 2 years’ experience in Title Review, Underwriting or other equivalent Florida Title Review/Analysis experience.
- Proficient in MS Office Suite, specifically with MS Outlook, MS Word, and MS Excel.
- Must be a High School Graduate.
Preferred Education and Experience
- Experience with a case management system and client systems.
- Experience with reviewing/pulling and evaluating Florida Official Records and Property Title Records are a plus.
- Experience with Florida E-Portal and E-Service procedures.
