Temporary - Maintenance Mechanic
This is a short term, temporary position (approximately 90 days)
GENERAL SUMMARY: The Maintenance Mechanic is responsible for the troubleshooting and repair of apartment and public area equipment, furnishings and the building structure and all related components along with the overall upkeep of residential apartments and public areas through responsive, accurate and efficient maintenance. This will be accomplished through the performance of semi-skilled tasks that require the application of general maintenance and repair techniques, materials, tools, and equipment.
Essential Job Duties:
1. Performs routine and emergency repairs in residential apartments and public areas including correcting electrical malfunctions, repairing, and replacing plumbing fixtures, pipes, and fittings, repairing, and replacing light bulbs and fixtures, repairing doors and locks, etc.
2. Maintains all outdoor equipment on an ongoing basis. Operates all equipment monthly and checks for needed repairs/adjustments, utilizes fuel additives to ensure proper operation.
3. Performs all necessary scheduled preventive maintenance procedures on designated equipment while following manufacturer's recommendations.
4. Responds to emergency calls for system and equipment failure.
5. Completes all work orders in a timely manner while providing detailed information regarding the task(s) performed along with all prescribed/pertinent equipment information.
6. Assist other Maintenance personnel, when necessary, in the completion of various projects or repairs.
7. Assists in maintaining proper levels of material/supplies to ensure the timely and efficient completion of necessary tasks.
8. May be called in to respond to emergency situations as needed.
9. During inclement weather, provide snow removal services and salt application services.
10. All other duties as assigned.
Other Duties:
1. Attends in-service training and education sessions, as assigned.
2. Performs specific work duties and responsibilities as assigned by supervisor.
3. Observes all safety rules and regulations.
4. HIPAA Compliance – follows written policies and procedures to ensure confidentiality of protected health information.
5. OIG Compliance – follows written policies and procedures to comply with the federal and state laws and regulations.
6. Interacts with residents and coworkers in a friendly and respectful manner.
7. Can be relied upon to be at work on time and to complete duties in a thorough and timely manner.
QUALIFICATIONS: To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. 1. Possess a working knowledge of residential building maintenance to include, but not limited to, plumbing, electrical, flooring and appliances.
2. Have knowledge of HVAC.
3. Effectively communicate with residents and staff.
4. Function under general supervision.
5. Be flexible and have integrity.
6. High School or GED.
7. 3-5 years of maintenance experience in a residential apartment or retirement community atmosphere preferred.
8. Valid Drivers License meeting the requirements of the driver selection policy.
