Position Summary
Direct Affordable Housing within J.P. Morgan's Tax Oriented Investments (TOI) seeks candidates for Transaction Team Manager. This role involves leading a team responsible for originating and underwriting two growing portfolios of investment opportunities, sourced by third-party Fund Managers across the country. The first group of opportunities will be rental affordable housing communities proposed to be acquired by our Preservation Funds. The second group will be properties undergoing redevelopment into various uses, including multifamily, commercial office and retail that will generate Historic Tax Credits.
The Transaction Team Manager manager will also handle assigned Fund Manager relationships and report to the Head of Special Investments. The role offers a chance to apply leadership, analytical, and problem-solving skills in a dynamic and challenging environment.
Job Responsibilities
+ Prescreen investment opportunities sourced by Fund Managers against a preliminary set of prescribed acquisition guidelines, including location, sponsorship, economic metrics, capitalization structure and operating performance.
+ Present potential investment opportunities to Investment Committee for Preliminary Approval and request formation of a Transaction Team.
+ Work closely with the Development Risk Management team and underwriter, conduct interview of Development team members, including Developer, Architect, General Contractor and Property Manager and assess the capabilities of team.
+ Lead the transaction team's assessment of the Development Plan for the property including all proposed improvements, schedules and capital and operating budgets to confirm the feasibility of the Subject.
+ Work with external counsel negotiating terms and conditions of the Letter of Intent and Operating Agreement.
+ Communicate progress of underwriting and lead discussion of Issues surfaced and proposed mitigates in bi-weekly meetings with senior management.
+ Synthesize the conclusions of the underwriting and lead preparation of the Investment Memorandum and presentation to the Investment Committee and oversee closing of transaction.
Required Qualifications, Capabilities, and Skills
+ Bachelor's degree in business, finance, accounting, real estate, urban planning or related field.
+ 10+ years experience in leading real estate transactions as principal or lender.
Preferred Qualifications, Capabilities, and Skills
+ Experience with affordable multi-family and Historic Tax Credits properties a plus.
+ Strong analytical and problem-solving skills
+ Excellent verbal and written communication skills
