Multifamily Tenant Improvement Construction Superintendent
PRECISION GCC is a best-in-class multifamily construction management company with 33 years' experience of excellence in our niche. We are seeking a Construction Superintendent with previous experience managing the construction process for an occupied tenant improvement rehab. The property consists of (19) two story residential buildings and (1) Community Building. This individual will be responsible for coordinating all the site construction activities and City Inspections for the rehab of the exterior scope of work. The scope of work includes but not limited to installing new Nail Fin Windows, Hardy Lap Siding, New Exterior light Fixtures and Exterior Painting. Additional scope includes deck repairs to all buildings. PRECISION GCC has a growth trajectory in the South Bay Region and anticipates many more projects of similar scope over the next decade.
Multifamily Superintendent Requirements
- Minimum of 3+ years hands-on multi-story occupied multifamily / commercial superintendent experience.
- Proficient in reading and understanding construction documents (architectural, structural, mechanical, specifications, etc)
- Strong interpersonal skills with ability to manage the tenants' relationships.
- Working knowledge with MS Project and electronic scheduling required
- Previous experience working on wood-framed multifamily construction projects.
Multifamily Superintendent Responsibilities
- Coordinate and supervise all construction activities and staff.
- Set up and maintain an organized and clean job site, including the construction office/trailer.
- Direct all field personnel to achieve completion of the project on schedule, within budget, with quality workmanship that conforms to original and edited plans and specifications.
- Prepare and maintain construction schedule, identify, and solve problems that may impede schedule and/or costs.
- Order materials, manage lead times to maintain schedule, and schedule inspections as necessary throughout the process.
- Comply with the objectives of the OSHA Safety and Loss Control Program.
- Promote and ensure job site safety, encourage safe work practices, and rectify job site hazards immediately.
- Maintain weekly schedule meeting with vendors and subcontractors to project the upcoming three weeks' expectations.
