Purpose/Summary
To ensure that the appearance of the property is maintained, troubleshoot, install and repair the building. Buildings include, but are not limited to; grounds, boilers, steam and hot water.
Duties and Responsibilities
- Performs daily janitorial and maintenance services in assigned building(s)
- Complete work-orders as assigned by property manager and/or designated supervisor.
- Complete daily work orders and other assigned task. Turn in completed paperwork at the end of each shift worked.
- Responsible for ensuring overall compliance of all equipment and systems; HVAC, electrical, plumbing and boiler
- Troubleshoots, repairs or replaces HVAC/Heating equipment controls; installs, repairs, and replaces all plumbing fixtures, piping and systems.
- Report any unusual extraordinary circumstance regarding the residents or the property.
- Responsible for the timely preparation of apartment turn-over.
- Responsible for routine tasks, such as fixing leaky pipes, painting rooms, patching drywall and fitting locks.
- Responsible for the timely response of all tenant service requests.
- Ensuring building and grounds are cleaned and maintained daily
- Provide on-call and after hours coveragein case of emergencies.
- Assist the Facilities Department in the removal of snow.
- Perform any additional duties as deemed necessary.

Required Experience:
Required skills and abilities
- Demonstrates general knowledge of carrying out repairs as necessary to maintain a building
- Demonstrated track record of working with varies building systems: HVAC, electrical, plumbing and boiler
- Demonstrates ability to establish and maintain effective working relationships
- Demonstrates ability to multitask effectively
- Demonstrates basic building repair and maintenance skills
- Demonstrates ability to communicate effectively both orally and in writing
- Demonstrates ability to work and interact with departments throughout the organization
