Purpose
The on-site Project Manager / Superindentent is directly responsible for providing high-quality project management and overseeing the construction of one residential remodel project job at a time. Our projects are most often in San Francisco, although can be Marin, inner East Bay or upper peninsula. The Project Manager is ultimately responsible for the customer’s satisfaction with the project as well as the timeliness and quality of the job. The Project Manager is required to possess the highest level of client relation and project planning skills. The Project Manager reports directly to the Operations Manager.
Position Responsibilities
- You will be the primary contact for the customer throughout the project. Speak knowledgeably and honestly with the customer. Provide solutions to their questions, soliciting help from Operations Manager and/or the Lead Designer when necessary.
- Manage pre-construction meeting(s) with Client.
- Ensure subcontractors are notified and prepared for the job well in advance of scheduled start times.
- Accurately track contracted scope of work and identify all changes of scope. You must ensure that all change orders are approved prior to commencement of the extra work.
- Prepare written rolling work plan on a 3-week basis. Continually review and update the project schedule to capture opportunities for grippage and to minimize slippage.
- Create schedule of all inspections, including special inspections. Confirm proper documentation has been logged by building departments.
- Run weekly site meetings with the Client and Operations Manager to discuss progress, changes in scope, schedule updates, etc. Prepare meeting agendas prior to and meeting notes after all site meetings to document decisions made and action items.
- Meet and establish good working relationships with neighbors.
- You are responsible for resolving issues with underperforming subcontractors, addressing quality and safety problems, and minimizing schedule slippage.
- Assist Subcontractors to read and interpret paperwork, including all plans and specifications.
- Bring questions, discrepancies and unusual conditions to the attention of the Lead Designer and/or Operations Manager for clarification.
- Present all requests for additional information (RFI’s) to the RFI Manager through the project management system.
- Prepare daily job reports outlining work completed, subcontractor notes, client conversations, and any other information to keep a log of the job progress.
- Perform Quality Control reviews of all work performed.
- In conjunction with the Operations Manager and design team, perform job autopsies to identify what worked and what needs improvement.
- This role is supported by the Operations Manager, Project Engineer and Lead Designer.
Position Requirements
- Must meet or exceed all company requirements
- Minimum five years direct construction experience
- Minimum three years project management experience
- Good communication, organization and supervisory skills
- Must have mastery of reading construction documents and be able to lay out and direct all work from plans and specifications.
- Rough and finish carpentry skills and superior knowledge of construction methods and techniques are desirable.
- Must have a good working knowledge of related building trades.
- The ability to interact and communicate well with your crew, subcontractors, and the client.
- Reliable work vehicle (high MPG vehicle preferred)
- California driver’s license and clean driving record
This is a full-time, salaried position (exempt from overtime) paid on a weekly pay period.
