WIEN HOUSE SUPERINTENDENT/FACILITIES MANAGER
Responsible for the proper upkeep and maintenance of a 14 story, 100 unit, government subsidized apartment building for older adults. Responsibilities include oversight of all building systems, common areas, maintenance areas and offices. This position does not include housing.
- Perform general electrical, mechanical, plumbing, flooring and painting work in tenant apartments and common areas.
- Supervising the two full time staff in the daily maintenance responsibilities of the project.
- Preparing apartments for move ins of new tenants throughout the year including flooring tile replacement and stripping/waxing, plastering and painting, tub glazing and caulking, kitchen faucets, cabinets and countertops, bathroom vanity, sink, toilet, and accessories repairs and/or replacement and any other repairs and replacements as necessary.
- Perform thorough annual physical inspections of all apartments. Follow up on all items of disrepair including painting, broken fixtures, walls, floors, ranges, smoke detectors, countertop, cabinets, closets, window, emergency pull cords, tiles, leaks. Inform management of any apartments with potential hazardous fire, insect or mold issues.
- Respond to all facility emergencies.
- Relate to older adult tenants politely and with positive demeanor.
- Track and repair in a timely basic all work orders from tenants.
- Room setup and breakdown for various programs that take place throughout day.
- Observing meters and gauges to determine the operating condition of equipment and to be familiar with the operation of all building services and equipment.
- Ensure proper inspection of all building systems including boilers, hot water heaters, fire extinguishers, back up generator, fire alarm system, elevators, and water tank including bacteria water sampling and testing.
- Keep property clean and safe at all times including removal of litter and removal of snow from walkway and backyard.
- Obtain and/or retain up to date, appropriate certificates of fitness to operate fire alarm and standpipe system (including Supervision of Fire Alarm Systems and Other Related Systems, Standpipe for Multizone System, City Wide Sprinkler Systems, and City Wide Standpipe Systems).
- Oversee all applicable construction projects such as elevator modernizations, local law 11 façade, roof replacement, boiler and water heater replacement.
- Oversee and help negotiate maintenance contracts including for elevators, exterminators, fire alarm and extinguisher testing, compactor, generator, and landscaper.
- Develop protocol and proper procedure to follow in cases of emergency.
- Inventorying all tools and parts including needed supplies, and submitting requests for additional supplies to supervisor.
- Ordering and maintaining supplies as necessary.
- Keeping all maintenance areas clean and neat on ongoing basis.
- Develop list of potential contractors for work in all areas including electricians, plumbers, etc.
- Obtain bid requests and analyze bids for materials and outside contractors.
- Available for facility emergencies during non working hours whenever Director of Facilities is not available (such as when that staff person is on vacation).
- Oversee contracted security guards and building safety protocols.
Days/Hours: Tuesday to Saturday 8 AM to 5 PM with 1 hour unpaid lunch.
Compensation:
- $65,000 per year (FLSA Exempt, non collective bargaining agreement).
