AJB has been operating in the Las Vegas Valley as a commercial general contractor since 1989. We specialize in Ground-Up, Tenant Improvement, and Design-Build Projects, up to $5 million.
We are seeking an experienced individual with a strong work ethic to join our team as Superintendent. The Superintendent will provide day-to-day oversight of assigned construction projects, which includes coordinating the work of various trades and contractors, ensuring that jobs are sequenced correctly, evaluating workmanship and quality, ensuring that the project schedule is being followed and that the project is within budget, and ensuring that trained workers are available as scheduled.
The Project Superintendent is solely responsible for and will be held accountable for the timely completion of the project and ensuring that the project is constructed in strict accordance with plans, specifications, and local codes in the most efficient and organized manner. This often requires more than 40 hour work weeks.
Our ideal candidate has at least five years of relevant experience with a General Contractor working on commercial and industrial projects. Candidates with experience coordinating and scheduling subcontractors and experience in computer scheduling are highly preferred. RESPONSIBILITIES
- Manage and direct all job site activities related to assigned projects from start to finish
- Responsible for directing and coordinating the work of all subcontractors and field personnel; this includes directing and controlling the timely performance and completion of subcontractor work
- Schedule subcontractors, consultants, and inspections to ensure timely completion of each job
- Meet all project goals, which include conforming to plans and specifications, monitoring and maintaining project budget, and meeting all time and quality parameters established in the project estimate
- Responsible for assisting the Project Manager with preparing, monitoring, and managing the project schedule; track delays and changes and notify Project Manager and team
- Communicate directly with subcontractors to ensure that the working set of plans is updated with as-built conditions in a timely manner
- Communicate with the Project Manager and team on all project related issues, changes, or delays
- Responsible for safety of workers, public, and personnel in contact with the construction site; manages safety on the site to the standards established by the safety department and OSHA
- Help the Project Manager and team with project close out activities including swift completion of all punch-list work
- Communicate with Owners and subcontractors in a professional manner consistent with company standards and values
- Interface and coordinate with owner representative, including service shut downs, traffic rerouting, and ingress/egress
- Conduct subcontractor meetings to ensure proper coordination, scheduling, jobsite safety and address concerns of subcontractors
- Photograph and record job progress, existing conditions, and areas with potential impact and upload for review by Project Manager and team
- Ensure quality of work performed on project by all subcontractors
- Review and check shop drawings by trade, ensuring conformance with drawings and specifications
- Participate in weekly production meetings to communicate progress and notify team of any potential delays in job completion
- Manage multiple job sites, simultaneously
- Perform other duties as assigned
QUALIFICATIONS
- A minimum of 10 years’ experience working with either a General Contractor or Owner Developer. The most recent five years of experience should be in the position of Project Superintendent working on commercial and industrial projects
- OSHA 30 Certificate required
- Must have knowledge of commonly used field concepts, practices, and procedures
- Ability to maintain a high level of teamwork with subcontractors, field personnel, Project Managers, and office staff
- Experience coordinating and scheduling subcontractors is a plus
- Experience in computer scheduling is a plus
- High School diploma or equivalent is required. Some higher education is preferred.
