Job Title: Superintendent (Non-live in position)
Salary: $55,000
Mon – Friday: 9:00 AM – 5:00 PM (may be required to adjust schedule to meet program needs)

Work Location: Superintendent: Ogden Avenue Residence – 156W. 164 Street, Bronx, NY 10452
The Superintendent will be responsible for maintaining the overall operation of the buildings to include building maintenance, internal and external, ensuring that the buildings maintain proper operating
certifications as required by codes and compliance with all Federal, State and City property regulations. Super will work closely with maintenance tech/ porter.
DUTIES AND RESPONSIBILITIES
The following duties are typical for this classification. Incumbents may not perform all of the listed duties and/or may be required to perform additional or different duties from those set forth below to address building needs and changing business practices.
Responsibilities include, but are not limited to:
Oversees the day-to-day operations of the building assigned and overall maintenance department.
Evaluates systems or facilities to determine maintenance or repairs that need to be performed.
Ensures maintenance and repair work is completed correctly and in a timely manner.
Ensure work orders are addressed and completed in a timely manner
Identify resource needs; review needs with appropriate management staff; allocate resources accordingly.
Monitor and control supplies and equipment; order supplies and tools as necessary; prepare documents for supplies or equipment procurement. Including unit appliances and furnishings.
Coordinate with contractors in providing contract services.
Develop cost estimates for supplies and equipment using 3-bid quote request.
Attend and participate in professional group meetings; maintain awareness of new trends and developments in the field of facility maintenance; incorporate new developments as appropriate into programs.
Investigate complaints and implement corrective action as necessary to resolve complaints.
Responsible for or ensuring maintenance repairs of building and tenant units are performed in a timely manner.
Responsible for the timely turnover of apartments (10 days), including clean out and preparation.
Responsible for or overseeing that properties and units meet appropriate regulation passing all inspections.
Maintains inspection logs for all building systems, including, but not limited to sprinkler systems, fire extinguishers, fire safety log, carbon monoxide detectors.
Develop and maintain preventative maintenance schedule of facility and grounds
In the absence of the porter ensure facility is well-maintained on a daily basis in accordance with good housekeeping and maintenance practices, safety, and prevention of potential hazards.
Maintains aesthetic appearance of building, painting interior and exterior
Prepare reports as necessary including but not limited to facilities’ update.
Responsible for attending along with Property Manager to hearings for any violations in the building.
Responsible for obtaining supporting documentation to cure any violation.
Ensure that all mechanical infrastructure systems, plumbing, heating, electric, ventilation, HVAC are well maintained
Maintenance of fire safety log/ building inspections and carbon-monoxide/ batteries.
Work with outside agencies such as Fire Department of New York (FDNY), Department of Health (DOH), Department of Buildings (DOB), and Housing Preservation and Development (HPD). HASA, Office of Temporary Disability assistance (OTDA) departments, to ensure compliance with
all local, state and federal regulations related to facilities and grounds.
Work with management to ensure agency's goals and objectives are being met.
Attend classes such as boiler maintenance, electrical repair, fire safety, etc. in order to adequately address maintenance needs of building and to increase knowledge of particular building systems.
Maintain positive relationships with staff and consumers.
Perform regular (at least monthly) evacuations leading and directing residents to safety according to regulation and policy.
Be on-call for emergency calls including, but not limited to, repairs, lockouts, urgent repairs (i.e.leaks)
License:
Driver’s License with clean record required
Qualifications
S-95: NYC Certificate of Fitness Fire Alarm Systems – Must be obtained within (6) months
Operations, services, and activities of a building maintenance and repair program. Materials, methods, terminology, equipment and tools used in the maintenance, repair systems including those used in performing rough and finished carpentry, plumbing, heating, electrical, mechanical, and painting work.
Principles and practices of safety management.
Basic computer skills including Microsoft Office products Outlook, Excel, Word
Demonstrative initiative and follow through
Ability to prioritize tasks and work independently
Knowledge of heating and water systems in buildings.
Experience in the following fields: carpentry, electrical, plumbing, masonry, painting.
Working knowledge of equipment installation and repair, including HVAC systems.
Ability to operate and maintain appropriate machines such as floor buffer, trash compactor, snow blowers, etc.
Communicate clearly and concisely, both orally and in writing.
Establish and maintain effective working relationships with those contacted in the course of work.
Language: English/ Spanish (preferred)
