Position Summary:
The Project Manager has overall responsibility for the complete and successful execution of assigned projects, reporting directly to the Assistant Branch Manager. As the leader of the project team, they plan, organize, and control the project from start to finish, ensuring it is delivered safely, on time, and within budget.
The Project Manager acts as the company’s representative with clients, vendors, and subcontractors and is expected to conduct themselves professionally and honestly in all interactions. This role balances strategic oversight with hands-on supervision, requiring strong financial management, safety enforcement, and contract compliance. Proficiency in project management software and occasional travel to job sites is essential to ensure successful delivery and maintain positive relationships.
Essential Duties and Responsibilities:
Operational Oversight:
- Plan, organize, and control the project from start to finish, ensuring timely, safe, and high-quality delivery.
- Monitor production and address issues to stay on track with goals and profitability.
- Conduct regular visits to job sites for safety inspections, cost evaluation, and customer relationship maintenance.
- Monitor the General Contractor’s schedule requirements, identify conflicts, and notify relevant parties of any delays or additional costs. Expedite material deliveries to meet project timelines.
- Inspect job sites to track progress (percent complete for each labor code) for Production Reports.
- Become a preferred contractor by exceeding customer expectations through understanding and enforcing quality standards, participating in the schedule process, resolving potential crises, and maintaining open and constructive dialogue with clients.
Contract Management and Compliance:
- Review and understand the entire subcontract agreements, confirming scope and price accuracy with the Estimating Department before submission to the General Contractor following the President’s signature.
- Ensure compliance with contract documents by understanding contract language, enforcing adherence to requirements, interpreting issues fairly and engaging in conflict resolution when necessary.
- Process and manage change orders, including pricing and schedule impacts. Identify and resolve all Changes promptly, considering anticipated schedule impacts. Advise the Field Superintendent/Foreman of both pending and approved changes and issue subcontractor change orders and purchase orders as required to minimize schedule disruptions.
Safety:
- Implement and enforce the corporate and any branch-specific Safety Policies and Procedures to ensure a safe work environment.
- Ensure compliance with safety standards on all job sites and collaborate with field operations to establish and maintain safety expectations.
Finance and Cost Control:
- Monitor and control project costs to maintain profitability, ensure budgets are up to date, and advise the Assistant Branch Manager of any concerns regarding job costs.
- Submit monthly progress billings to Accounting in accordance with contract timelines.
- Provide input on project estimating when requested and assist with estimating new projects.
- Maintain and update budgets, notifying the Assistant Branch Manager of any concerns about job costs.
- Develop closed job reports as required.
Team Supervision and Collaboration:
- Collaborate with Field Supervisors to ensure smooth job set-up, hand-off procedures, material orders, and efficient job site operations.
- Exhibit and encourage a spirit of cooperation and teamwork with all members of the company to promote a positive and productive culture, ensuring that employees feel valued and appreciated.
- Supervise job site activities to ensure adherence to quality, safety, and production standards.
- Monitor subcontractor performance and notify the General Contractor and leadership of any schedule impacts or concerns.
- Identify training needs for the team and communicate them to the Assistant Branch Manager.
- Be aware of any jurisdictional or labor disputes and promptly notify the Assistant Branch Manager or President of any potential issues. As a merit shop contractor, any union activity must also be reported immediately.
Client and Vendor Relations:
- Act as the company’s representative with clients, vendors, and subcontractors, maintaining professional and honest communication
- Maintain open communication with leadership and keep clients and vendors informed of project progress and key events.
- Participate in trade associations to build industry relationships and promote the company.
Technology Use and Documentation:
- Utilize project management software (e.g., DPC, OpenSpace, PlanGrid) to document and track project progress.
- Assemble and forward submittal data and obtain subcontractor submissions as required.
- Maintain accurate and timely project documentation, including shop drawings, in accordance with contract requirements.
Skills and Abilities:
- Strong organizational, time management, and multitasking skills to manage multiple priorities and meet deadlines.
- Excellent communication and interpersonal skills for effective collaboration with clients, vendors, subcontractors, and senior management.
- Thorough understanding of safety policies and a commitment to workplace safety regulations and standards.
- Strong financial management skills, with the ability to monitor budgets, costs, and profitability.
- Proficiency in negotiation and conflict resolution to address project challenges and contractual disputes.
- Customer relationship management skills, with a proactive approach to maintaining and growing business relationships.
- Strong experience with project management software (e.g., DPC, OpenSpace, PlanGrid), E-1, OnCenter, along with proficiency in Microsoft Office Suite preferred.
- Ability to analyze costs, estimates, and production metrics for informed decision-making.
- Familiarity with the Colorado and Rocky Mountain region and its market dynamics, along with knowledge of trade associations, and industry networking opportunities (preferred).
- A valid driver’s license and safe driving record are required for travel within project territories.
Required Education/Experience:
- Bachelor’s degree in a related field or equivalent combination of education and experience.
- Minimum 5 years’ office experience in the commercial drywall trade.
