DUTIES/RESPONSIBILITIES: This position is accountable to the Construction Manager (CM). Responsibilities include oversight of construction to assume compliance with contract drawings and specifications; coordinating with the Construction Contractor; monitoring the contractor’s work progress relative to approved project schedules; observation and inspection of the construction activities; maintaining construction records and reports; reporting defective work, contract deviations and potential claims by the Contractor to the CM and supervising field staff that are assigned to the project. The Senior Resident Representative is assigned to larger more complicated construction projects. Reporting to the CM, this position is responsible for the creation of an inspiring team environment where people can perform their best with enthusiasm to enhance and grow a well-established construction team. Motivate and inspire team members to perform at their optimum and reach desired outcomes. Promote department and inter-department collaboration. Interact on a regular basis with team members at all levels of the department.On-site oversight and reporting of construction activities. Responsible for performing daily construction observations and inspections. Monitor construction activities to ensure conformance with the Contract Documents. Identify and document all defective and nonconforming work and have it corrected by the Contractor. Develop and maintain appropriately detailed Punch Lists for nonconforming and incomplete work activities until such time that identified activities are corrected and resolved. Checks to ensure materials being incorporated into the work are in accordance with the Contract Documents and the approved Shop Drawings. Track quantities and assist with the development and review of payment requisitions for acceptance. Assist the CM in managing Change Orders, payment requisitions and resolving field issues. Anticipates potential claims by the Contractor for changes in scope or claims for additional money or time. Reports all occurrences to the CM. Assist the CM with the evaluation of Change Order Requests made by the Contractor. Maintains accurate detailed project documentation records including daily reports; diaries; field notes; non-conformance reports; progress reports; job photos; test reports; punch lists and miscellaneous construction reports. Record all project records in the project’s CM software. Conduct regular site inspections and assist with the review of Contractor submittals. Supervises NBC field staff assigned to the project. Coordinate daily construction operations with NBC’s Operations Staff. Communicate project status and critical updates to the CM and other stakeholders. Assist with project audit and close-out activities. Within skill & experience capabilities, perform other duties and projects as assigned.
EDUCATION/EXPERIENCE/SPECIAL REQUIREMENTS:EDUCATION /
EXPERIENCE: A bachelor’s degree in civil engineering, Construction Management or equivalent construction- related field of study is preferred and at least ten years progressive civil construction experience.
JOB KNOWLEDGE SKILLS AND ABILITIES:A minimum of ten years of experience in construction inspection is required.A thorough knowledge of civil site construction activities and a working knowledge of mechanical process, instrumentation and electrical construction. Ability to readily read and interpret construction plans and specifications.
SPECIAL REQUIREMENTS: Valid driver’s license in good standing is required at time of hire.
