Senior Property Manager - Atwood Management

About the Job
Oversee each property and serve as the main point of contact between Atwood Management and the property owners,
Attend and facilitate client meetings.
Provide executive direction and consultation to clients.
Work with the accounting department for the property’s financials.
Ensure the directions of the clients are executed promptly and with excellence.
Work with the Field Services department to collect bids and execute property contracts at the direction of the client.
Ensure timely and complete maintenance of the property.
Oversee architectural reviews for approvals and ensure compliance.
Work at the direction of and in conjunction with Broker and leadership in setting goals for performance and deadlines in ways that comply with the company’s plans and vision.
Communicate regularly with leadership and other facing teams to identify gaps and opportunities in the brand experience.
Oversee the day-to-day leasing operations, from prospect generation through lease execution and renewals to move out.
Make recommendations to Broker on rates, condition, unit/property needs and projects.
Develop, mentor, lead and manage a high-performing, collaborative team, including Leasing and Administration. Schedule and participate in after-hours “on-call” responsibilities in rotation with Team.
Participate in outreach marketing, assist in advertising efforts and plan/coordinate meetings, events, and trade show participation.
Create and maintain an active program to drive positive customer reviews.
Maintain a documented system of property management policies and procedures.
Ensure all leasing activity complies with Fair Housing and other Federal, State and Local laws.
Reporting
- Coordinate the preparation of monthly, quarterly and annual reports.
- Measure the performance of company and property operations.
- Calculate and issue operating metrics.

Work Hours
Office hours are 8:00am to 5:00pm, Monday through Friday; some after-hours and weekend work as required.
Required Education, Experience and Licensure
Valid Real Estate License required or attainment of such within a specified period.
Bachelor’s Degree or equivalent business experience, preferably in the property management field.
Preferred Education and Experience
Experience in property management, with designations like Certified Property Manager (CPM), Association Management Specialist (AMS) or Professional Community Association Manager (PCAM) designations preferred.
