POSITION RESPONSIBILITIES
The Senior Property Manager (SPM) is responsible for overseeing a property management team which together successfully manages a portfolio of Outpatient Medical properties in their designated market. The ideal candidate will have experience with healthcare facilities and have a proven track record of managing relationships with key members of healthcare systems. The Senior Property Manager (SPM) is responsible for overseeing a property management team which together successfully manages a portfolio of Outpatient Medical properties in their designated market. The ideal candidate will have experience with healthcare facilities and have a proven track record of managing relationships with key members of healthcare systems. Responsibilities include but are not limited to:
- Ensure that team members develop, grow, and maintain strong relationships with healthcare partners to deliver best-in-class customer service and Healthpeak core values (W.E. C.A.R.E)
- Conduct annual performance evaluations for members of your team along with other HR functions as assigned
- Oversee coordination and implementation of property-specific tenant outreach programs
- Ensure that team members address tenant concerns quickly, professionally, and economically
- Schedule regular meetings, monthly at minimum, with team members to review property operations
- Develop and maintain strong working relationships with our healthcare partners, building condo owners and decision-makers
- Coordination and implementation of portfolio specific tenant outreach programs
- Address tenant concerns quickly, professionally, and economically
- Schedule regular meetings with key tenants to review property operations
- Coordinate tenant survey process, including annual action plan implementation
- Maximize recoverable income on a property-by-property basis
- Develop and manage operations against property level budget for each property in respective portfolio
- Provide recommendations for 5-year capital plan
- Assist with collection and coordination of market data, including market rents and operating expense estimates
- Review property cash flows and overall property operations. Understand, report and take responsibility for monthly expense variances in the respective portfolio.
- Coordinate all phases of pre- and post-move in process
- Schedule meetings with vendors, as needed
- Ensure operational compliance (i.e. vendor contract reviews, insurance certificate compliance, tenant contact audit, etc.)
- Regularly review receivable reports, follow up on delinquent payments and recommend legal action when necessary
- Assist with acquisitions and dispositions, as required
- Support and adhere to Healthpeak's corporate compliance policies and procedures.
- Performs other duties as assigned by Regional Property Manager
- Onsite attendance at a company office or a portfolio property is an essential function of the job, five (5) days per week
- Ability to travel – 30%
POSITION REQUIREMENTS
- Bachelor’s degree in Marketing, Business, Real Estate, Finance, and/or Accounting
- Minimum of 7-10 years of experience in commercial real estate property management. Experience in healthcare property management strongly preferred.
- 3-5 years of experience managing a diverse team of property management professionals
- A professional designation from BOMA, IREM, or CCIM preferred
- Experience in the analysis of operational and financial data
- Possess strong initiative and sense of personal responsibility
- Ability to establish and maintain rapport with business community and interact with various levels of professionals
- Excellent written and verbal communication skills
- Base salary based upon and subject to candidate experience: $90,000 - $105,000 (plus generous cash incentives)
