Role Description
This is a full-time on-site role located in Boulder, CO for a Senior Property Manager at Summit West Property Management, LLC. The Senior Property Manager will oversee property operations, manage tenant relations, coordinate maintenance and repairs, and ensure compliance with regulations and company policies.
Qualifications
- Proven experience in property management and real estate
- Strong communication and interpersonal skills
- Ability to multitask, prioritize, and manage time efficiently
- Knowledge of local landlord-tenant laws and fair housing regulations
- Experience with property management software and MS Office
- Bachelor's degree in Business Administration or related field
- Certified Property Manager (CPM) designation is a plus
- Experience with CHAFA, HUD, Li-Tec and other low-income housing guidelines is a must
General:
· Confidentiality, customer service, decision-making, patience, respect, teamwork.
· Work independently and meet deadlines.
· Assist other properties, as necessary.
· Maintain property occupancy by effectively retaining residents and successfully marketing property to attract new residents.
· Establish and maintain professional relationships with tenants, resolve complaints.
· Increase revenue while maintaining controllable expenses including revenue collections and delinquency control.
· Coordinate resident activities and correspondence.
· Administrative data entry, filing, answering phones.
· Review, and analyze current market conditions, market studies.
· Coordinate resident functions.
· Computer Skills – Outlook, Excel, Word, Internet, Real Page.
Compliance:
· Completion of training in affordable housing and fair housing courses and stay up to date on changes, other property specific programs, and responsibilities as needed.
· Familiarity with company policies and procedures, local and state laws, and program compliance.
· Familiarity with legal aspects/fair housing laws.
· Administrative data entry, filing, answering phones, familiarity with legal aspects/fair housing laws.
· Administer HUD/LIHTC/HOME recertifications, if applicable.
· Work with compliance officers, state agencies (CHFA, WCDA, Others), if applicable.
· Ensure that all property reporting is completed in a timely manner (daily, weekly, quarterly, annual audits)
Leasing, Rents & Ledgers:
· The property manager is fully responsible for all ledger postings to tenant ledgers in RealPage. Including but not limited to up-to-date rent charges, all payments, late fees, NSF fees, damages, storage fees, bad debt write offs and move out charges.
· Must be able to explain all ledger balances to tenants, corporate office, auditors and owners at any time.
· Supervise leasing staff including delegating work, reviewing work, maintaining deadlines, training, and scheduling.
· Tenant screening, negotiate leases, handling move-ins and move-outs.
· Calculate lease balances, move-in costs, pro-rations, special rates (i.e., pets, garages, storage units), late fees, bank deposits, discounts. Post and maintain in RealPage.
· Enforce rental agreement terms.
· Collecting rent on time,
· Manage receipts, deposits, late fees, additional charges, waitlists, certifications, move-in’s, move-outs, inspections.
· Analyze property reports (occupancy, delinquencies, ledgers, deposits).
Maintenance:
· Supervise maintenance staff including delegating work, reviewing work, maintaining deadlines, training, and scheduling.
· Establish and maintain professional relationships with tenants, resolve complaints.
· Provide customer service to residents resolving any issues that may occur and ensuring maintenance completes service requests.
· Contact and negotiate with vendors.
· Operate within budget and purchasing guidelines, managing the property budget, approving invoices and other property expenses.
· Obtain bids and manage capital improvement projects.
· Maintain property inventory as needed.
· Maintain curb appeal by walking/inspecting property and vacant units.
· Assist other properties, as necessary.
· Pick up trash, clean, spread salt, shovel snow as well as other general manual duties, as necessary.
Back Rent Collection, Evictions, Payment Plans:
· Create and enforce payment plans with tenants who are behind.
· Check resident balance reports weekly. Maintain an understanding of why the balances are where they are and actively work to collect all balances owed.
· Enforce evictions if necessary.
· Work with attorneys, attend court proceedings, as necessary.
Manage Property Staff Members:
· Report to HR, assist with new hire orientation, terminations, time sheets.
· Ensure company policies and procedures are met.
· Coordinate and lead staff meetings, as necessary.
· Coordinate staff meetings, prioritize and delegate tasks daily, handle emergency/unexpected situations/incident reports.
· Provide staff with the direction and training that is necessary for them to succeed, solve resident and staff issues, retain staff.
