Our client, a Privately owned Real estate investment trust. They are seeking a Senior Property Accountant to join their team!
Salary/Hourly Rate:
$90,000
Position Overview:
As a Senior Property Accountant, you will be responsible for overseeing the financial aspects of our property portfolio, ensuring accuracy, compliance, and efficiency in accounting practices. The Senior Property Accountant oversee accounts payable and receivable processes for properties, including vendor invoices, tenant billing, and rent collections, ensuring timely payments and reconciliations.
Responsibilities of the Senior Property Accountant:
- Financial Reporting: Prepare and analyze monthly, quarterly, and annual financial statements for multiple properties, ensuring accuracy and adherence to GAAP standards
- Budgeting and Forecasting: Assist in the development and management of property budgets and forecasts, providing insights and recommendations to optimize financial performance
- Lease Administration: Manage lease agreements, including rent escalations, CAM charges, and tenant billings, ensuring accuracy and timeliness in billing and collections
- Financial Analysis: Conduct variance analysis and financial modeling to identify trends, assess property performance, and support decision-making processes
- Tax Compliance: Assist in the preparation of property tax filings, including assessment reviews, appeals, and compliance with local tax regulations
- Audit Support: Coordinate with auditors during financial audits, providing documentation and support as needed to ensure a smooth audit process
- Process Improvement: Identify opportunities to streamline accounting processes, improve efficiency, and enhance internal controls within the property accounting function
- Tenant Relations: Serve as a point of contact for tenants regarding financial matters, addressing inquiries and resolving issues in a professional and timely manner
- Team Collaboration: Collaborate with property managers, asset managers, and other stakeholders to support overall property management objectives and financial goals
Qualifications for the Senior Property Accountant:
- Minimum of 5 years of experience in property accounting or real estate finance, with a strong understanding of property management principles
- Proficiency in property management accounting software (e.g., Yardi, MRI) and Microsoft Excel
- Solid knowledge of GAAP and financial reporting standards applicable to real estate
- Excellent analytical skills and attention to detail, with the ability to interpret complex financial data
- Strong communication and interpersonal skills, with the ability to collaborate effectively across departments
Education Requirements:
- Bachelor’s degree in Accounting, Finance, or related field is required
- CPA or CMA certification is preferred
