The Senior Project Manager has the responsibility for achieving overall project success
through the execution of detailed planning, scheduling, procurement, and cost control.

through the execution of detailed planning, scheduling, procurement, and cost control.
DUTIES AND RESPONSIBILITES:
1. Pre-Construction Phase
- Establishes clear responsibilities for coordination and control.
- Simplifies a complex process and produces a result that meets the project’s objectives.
- Chairs regular meetings to develop the project.
- Supervises (during design/build) Architect/Engineer’s production of drawings.
- Working with estimating to prepare bid packages, bidding and awarding of subcontracts
- Working with estimating to prepare initial budget estimates, final cost estimates, cash flow analysis, and identifies/ purchases long lead items.
- Conducts constructability reviews of progress design documents through each phase of the design process.
- Prepares all required front-end, Division One, documents for the project manual.
- Working with estimating, performs value engineering studies to evaluate materials, systems and innovative methods to assure quality, cost and schedule control.
- With the superintendent, establishes field mobilization and logistics plans.
- With the superintendent, prepares construction schedule.
- Schedules and presides over regular construction meetings.
- Works with Safety Representative and Superintendent to establish safety a plan for the project.
- Works with Estimating to perform cost reduction and constructability reviews.
- When change orders occur, assures they are properly estimated.
- Upon execution of change orders submits a revised budget to Accounting to be input into the job cost system.
- Notifies subcontractors of change order approval and authorizes them to proceed.
- Near the conclusion of each project, prepares for close-out seeking to achieve substantial completion as early as possible.
- Specifications are reviewed to insure fulfillment.
- Assures compliance with building codes and other requirements to obtain certificate of occupancy.
- Works with the design team to develop final punch lists.
- Insures completion of as-builts drawings
- Obtains and submits all maintenance manuals and letters of guarantee from all subs.
- Reconciles all change orders
- Bachelor’s Degree in engineering or construction management is required.
- 7 years experience in project planning and scheduling, managing people and an in-depth working knowledge of construction is required.
- Field experience is highly desirable.
- Must present a positive personal image with strong leadership, administrative and communications skills.
- Computer literacy in construction software is required.
