Are you ready to take on a pivotal leadership role with Otak CPM? We are seeking an experienced Senior Project Manager to oversee the remodel of a high-profile office building in San Jose, California. This project builds on the remarkable success of a previous campus remodel, offering the chance to deliver excellence that exceeds the client’s expectations for quality, timeliness, and budget. In this role, you will report directly to and collaborate closely with the Project Director who led the previous campus remodel. You'll leverage valuable lessons learned and established relationships to ensure another outstanding project delivery. Additionally, you'll work alongside an experienced design team with a proven framework for success, creating the perfect environment for an experienced leader to thrive.
This is a project position scheduled to last 18 months with the potential for extension or transition to future projects in other geographies.

What you’ll do:
- Serve as the primary liaison between the client and the local project team, ensuring effective communication and fostering mutual understanding.
- Collaborate with a supporting project manager who will augment project management functions and fulfill an essential communication role with our international client.
- Lead project management efforts to deliver the project on time, within budget, and aligned with client expectations, including developing and maintaining the project schedule, risk register, and action/decision logs.
- Monitor and report on project performance, including budget, schedule, and scope, while coordinating and overseeing stakeholder activities to ensure clarity in roles and responsibilities.
- Represent the client in meetings, workshops, site walks, and other project activities, providing recommendations on project documents, invoices, and procurement processes.
- Partner with the design team and contractors to address challenges and drive optimal project outcomes and ensure quality assurance during construction, including reviewing materials and inspections.
- Manage project closeout, ensuring documentation, warranties, and any outstanding items are resolved.
- Assist with communication and coordination with authorities having jurisdiction (AHJ), ensuring compliance with local regulations.
What you bring:
- Bachelor’s degree in Architecture, Engineering, Construction Management, or a related field; a background in design and professional registration in Architecture, Interior Architecture, or a related field is highly preferred.
- At least 12 years of experience directly managing large capital projects, including office remodels or tenant improvement (TI) projects, from design through construction and closeout.
- Proven expertise in budget and schedule management, risk assessment, quality assurance, and process optimization.
- Strong communication skills and ability to collaborate effectively with cross-cultural stakeholders.
- Experience with project management systems such as Procore, Primavera, Smartsheet, and SharePoint.
- Exceptional leadership, organizational, and problem-solving skills.
- Familiarity with authorities having jurisdiction (AHJ) requirements and local regulations.

Salary Range: $150,000 - $200,000 per year
