Summary: The Senior Project Manager works as part of a program management team, managing programs consisting of multiple projects for our Quick Service Restaurant (QSR) client while acting as an extension of an owner’s design and construction staff, overseeing the work of general contractors, designers, and vendors. The Senior Project Manager directly manages and monitors project work both in the field and in the office. This is a remote-based role with recurring travel (20-30%) to project locations throughout the Southeast US.
Essential Duties and Responsibilities:
- Oversees all phases including pre-construction services (budgets, approvals, bids, permits, and schedules), construction oversight (planning, construction, change orders, invoicing, and punch lists), and project closeout.
- Directs and manages employees assigned to projects to ensure goals are accomplished within the prescribed time frame and budget parameters.
- Manages and monitors project work both in the field and in the office.
- Communicates effectively with clients to address project-related issues.
- Assists Project Executive or Operations Director with project proposals, determining goals, time frames, budget limitations, procedures, staffing requirements, and resource allocation.
- Assists with project plans specifying goals, strategy, staffing, scheduling, risk identification, contingency plans, and resource allocation.
- Directs and coordinates project team activities to ensure progress on schedule and within budget.
- Sources contractors, subcontractors, and third-party providers as needed for project success.
- Reviews and ensures accuracy of estimates for material, equipment, production costs, performance requirements, and delivery schedules.
- Prepares and reviews bids, process specifications, test and progress reports, and other necessary documents.
- Negotiates, awards, and administers contracts.
- Oversees and manages permitting requirements related to the project or program.
- Diligently manages project change orders.
- Implements and adheres to standards and procedures for project reporting and documentation, coordinating with peers to standardize best practices across clients.
- Implements Sevan technology solutions to support client needs.
- Creates and conducts program plans at the beginning of projects and lessons learned at the conclusion of projects.
- Reviews status reports prepared by the project team and modifies schedules and plans as required.
- Represents the company in project meetings.
- Develops and maintains relationships with clients, potential clients, subcontractors, and vendors to develop new opportunities.
- Proactively identifies and solves problems to minimize risk.
- Other duties as assigned.
Qualifications:
- Minimum 4-year degree in an accredited construction related program or equivalent; or ten to fifteen years related experience and/or training; or equivalent combination of education and experience.
- Demonstrated mastery in the skills of project management.
- QSR and retail construction experience.
- Ground up construction experience a plus.
- Experience in multi-site projects preferred.

Pay & Benefits:
The anticipated compensation range for the position is $115,000 to $125,000, is based on a full-time schedule, market and business conditions, and is commensurate on individual education, qualifications, and experience. Benefits include medical, dental, vision, life, and disability insurances, flexible paid time off, paid holidays, sick time, and a matching 401K plan.
