Job Overview:
Join our team as the Senior Project Manager and lead exciting commercial and residential real estate development projects from the ground up. You will play a pivotal role in shaping environments and communities, managing everything from project inception to completion. This role requires a blend of strategic thinking and hands-on management, ensuring projects meet our standards of excellence in quality, timing, and budget.
Key Responsibilities:
- Proactively identify and evaluate potential development opportunities in existing and prospective markets.
- Lead the development and execution of comprehensive project plans, encompassing asset acquisition, due diligence, approvals, design, construction, financing, and market analysis.
- Assemble and oversee project teams, including both internal colleagues and external partners, fostering collaborative stakeholder relationships.
- Monitor and adjust project resources, schedules, and budgets to meet strategic objectives.
- Manage all project-related risks and develop effective contingency strategies.
- Ensure strict compliance with relevant laws, codes, and regulations.
- Handle communications with local authorities for necessary permits and approvals and keep stakeholders informed of project progress.
- Oversee the successful closeout of projects, including final inspections and transitions to operational teams.
Additional Responsibilities:
- Maintain an in-depth understanding of our real estate portfolio to optimize asset values.
- Build and sustain networks with industry professionals and community leaders.
- Remain actively involved in communities where our properties are based and stay abreast of market trends and regulatory changes.
- Drive process improvements and adopt industry best practices to enhance operational efficiency.
Leadership Responsibilities:
- Provide leadership, mentorship, and support to direct reports, promoting a culture of high performance and continuous improvement.
- Set clear team objectives, evaluate performance, and facilitate professional development.
- Manage and resolve escalated team issues, ensuring a harmonious work environment.
Required Qualifications:
- Bachelor's degree in Real Estate, Finance, Business Administration, or a related field; Master's degree preferred.
- Preferably certified in Project Management (PMP or equivalent).
- At least seven years of progressive project management experience in the commercial real estate sector, demonstrating growing responsibility.
- Strong analytical skills with proficiency in financial modeling and real estate valuation techniques.
Skills and Abilities:
- Comprehensive knowledge of the real estate development process including zoning and permitting.
- Exceptional project management abilities with a proven track record of delivering projects on time and within budget.
- Excellent communication, negotiation, and interpersonal skills, capable of building and maintaining effective relationships.
- Strategic thinker with robust problem-solving skills and an ability to manage complex projects in a dynamic environment.
- High proficiency in MS Office and project management software; Yardi experience beneficial but not required.
Work Environment and Physical Demands:
- This role is primarily office-based but requires local travel between project sites and occasional domestic travel.
- Typical physical demands include extended periods of sitting, using computers, and attending meetings.
