Summary:
- Client project and program delivery, including performance of all services required for construction, quality assurance, inspection, and observation (QAIO) during the progress of construction up to final acceptance through the completion of all closeout tasks.
- Facing and communicating effectively with the clients and project stakeholders.
- Directing and managing employees assigned to projects to ensure that project goals are accomplished within the prescribed time frame and budget parameters.
- Directly managing and monitoring project work both in the field and in the office.
Essential Duties and Responsibilities:
- Directs and coordinates the activities of project team to ensure project progresses on schedule and within budget.
- Proactively communicates project related issues directly with Superintendent, Senior Project Manager, Project Executive, or Operations Director.
- Examines construction documentation including drawings, schedules, submittals, shop drawings, detail build sheets, and scopes to ensure completeness and accuracy.
- Reviews bid results, specifications, test and progress reports, as required to ensure an intimate understanding of the project schedule, financial status, and onsite development.
- With the Superintendent, supports, manages and monitors the work in the field throughout the entire duration of the project.
- Diligently manages change orders to projects.
- Follows established standards and procedures for project reporting and documentation.
- Prepares and provides weekly status reports for projects.
- Proactively identifies and solves or elevates project issues related to cost, schedule, safety, or qualify.
- Represents the company in project meetings.
- Develops and maintains relationships with clients, potential clients, subcontractors and vendors to help develop new opportunities.
- Other duties as assigned.
Qualifications:
- Minimum 4-year degree in an accredited construction related program or equivalent; or ten to fifteen years related experience and/or training; or equivalent combination of education and experience.
- Site Logistics: Procuring, qualifying and managing subcontractors and supply vendors, managing insurance requirements, creating and implementing a logistics and site management plan.
- Building a cost and schedule estimate, conducting quantity take-offs, and conducting bid leveling.
- Project controls: Submittal management, RFI management, change management, enforcing Contractual Terms, managing daily project reporting, managing and facilitating OAC Project Meetings.
- Scope Development: Conducting a constructability review, conducting a pre-construction site visit. Reading, understanding, and interpreting plans and specifications. Managing plan revisions and version control, reviewing and accepting shop drawings, managing on-site red lines digitally, reviewing / managing clarifications, exclusions, allowances, and maintaining document control.
- Project Schedule: Project schedule creation and maintenance, managing a 2-week look-ahead and establishing/managing critical path logic.
- Project Finance: Budget creation and maintenance, project financial management, reviewing/approving of direct costs, managing certified payroll, construction schedule of values, review and approve pay apps, developing and submitting a pay app, reviewing and approving Lien Waivers. Conducting budget audit, understanding Procore PCO System, budget controls and CTC prep.
- Establishing and implementing quality management plans that include knowledge of means and methods. Scheduling and managing testing & inspections, reviewing submittals and mockups, conducting quality inspections, and reporting.
- Safety Management: Establishing and implementing a safety plan, conducting safety reporting, conducting Toolbox Talks, incident and near-miss reporting, and the completion of an OSHA 30 Certification.
- Project Closeout: Managing as-builts, financial closing, creating work to complete lists and closeout schedules, submitting for Certificates of Occupancy and substantial completion, conducting a punch-walk, managing punchout and commissioning, completion reports, unconditional / final waivers, consolidating and presenting O&M manuals to the owner, and warranty program management.
- Contracts and Risk Management: Scope writing for subcontracts and POs, subcontractor negotiations, insurance review and adherence, contractor risk assessment, subcontractor review acceptance, and onboarding.
- Proficient in Microsoft Office Suite, Procore® project management software and MS Project scheduling software, MS Excel and Smartsheet.
- Certified Construction Manager (CCM) certification strongly preferred.

Pay & Benefits:
The anticipated compensation range for the position is $110,000 to $135,000, is based on a full-time schedule, market and business conditions, and is commensurate on individual education, qualifications, and experience. Benefits include medical, dental, vision, life, and disability insurances, flexible paid time off, paid holidays, sick time, and a matching 401K plan.
