PATH Ventures is seeking candidates passionate about helping others make a positive change in their lives to join our Real Estate Development as the Senior Project Director, Design and Construction at one of the 5 Office locations.
ABOUT PATH VENTURES
PATH Ventures is a statewide leader in the development of affordable and supportive housing communities. Recognizing that homelessness is fundamentally a housing issue, PATH, one of the largest homeless services providers in California, created PATH Ventures in 2007. Since its creation, PATH Ventures has completed 27 residential projects and is on track to have a total of 44 residential communities in the next several years.
ABOUT THE JOB
As part of the Real Estate Development team, the Senior Project Director, Design and Construction participates in real estate development activities of PATH Ventures. The Senior Project Director leverages their skills and experience in affordable housing best practices to take a leadership role in the creation of Housing First communities for the formerly homeless.
Position Responsibilities:
- Oversee overall progress of projects in terms of budgets and timelines.
- Work closely and effectively with PATH supportive services team to create supportive service plans and agreements, define each project's target population and unit mix, and incorporate design recommendations.
- Support junior real estate development staff to be effective and technically excellent.
- Build and maintain positive and effective relationships with external partners, including banks, investors, government lenders, and consultants, such as general contractors, architects, and others.
- Maintain a working knowledge of significant developments and trends in the field.
- Work with the Chief Housing Officer to report to the Project Review Committee and Board of Directors on the progress of development projects and to request approval of new projects.
- Work with the Chief Housing Officer to advocate for policies, programs and funding that support and expand permanent supportive housing.
- Support and create departmental policies and procedures that promote high quality products and an effective work environment.
- Serve as an articulate, visible, and effective spokesperson for the organization and its projects.
- Work with departments at PATH in furtherance of PATH Ventures real estate projects and to define procedures and processes that facilitate the organization's work.
- DEPARTMENT/PROGRAM SPECIFIC JOB FUNCTIONS
- Oversee and coordinate construction activities ensuring we have a standard way of designing and building—good quality, best value, faster.
- Develop a system of hiring architects and contractors – best qualified, best value, partnerships where they financially support PATH/PV.
- Develop and implement design standards, ensuring all architects and contractors comply.
- Develop standards for architects' and contractors' contracts – ensuring PV is protected.
- In 2024, assist with SRHT abatement issues. Work with Asset Management team to transfer finished buildings to the Asset Management Department, and to regularly review asset management reports to ensure our buildings are always in compliance.
- Long-term strategies: PV becoming its own contractor (or buying/hiring a contractor to only do PV developments); becoming its own architect (or same strategy as contractor)

PREFERRED QUALIFICATIONS
- Bachelor's degree in a related field.
MINIMUM QUALIFICATIONS
To be considered for this position, we require all candidates:
- Four (4) years of experience or combination of experience and relevant education, in housing development, business, finance, urban planning, or a related field, preferably in a non-profit, government agency or private financial institution.
MANDATORY REQUIREMENTS
Regardless of qualifications, candidates must:
- Have employment eligibility verification
- Have or be able and willing to obtain CPR/First Aid training
- Successfully complete the following as a condition of hire:
- Tuberculosis Test
- Background Screening
- Drug Test
DRIVING
Driving is an essential function of this position. To meet the employment requirements for this role, all candidates must:
- Have reliable transportation
- A valid driver's license
- Proof of insurance and ownership for personal vehicles used during work duties
- The ability to qualify for PATH's insurance coverage
