What You'll Do
The Senior Manager/Director - Workplace Operations is responsible for assuring the objectives for the facility will be met and for implementing policies and procedures that will meet or enhance the facility's objectives. Maximum emphasis is to be placed on; a) planning, implementation, coordination and supervision of all facility related technical operations of a mission critical facility in compliance with policies and procedures. b) maintaining a positive relationship with occupants, providing a well-maintained working environment, and maintaining a well-organized operations and maintenance program geared to preserving and enhancing the collective value of the company's real estate assets.
This position provides leadership and management across all aspects of Workplace Operations including, but not limited to:
- Service Delivery Standards Excellence
- Mission Critical Operations associated with Data Center and Lab environments

- Financial Performance (including P&L, contract expansion / renewals etc.)

The Senior Manager/Director - Workplace Operations reports to the Chief Workplace Officer.
Location: Onsite at our San Jose office/headquarters 5 days a week.

The Senior Manager/Director - Workplace Operations will:
- Review, evaluate and report on total facility performance. On a continuing basis, following established measures of performance and provide explanation of variances to budget plans; counsel direct reports as to execution of programs, and when necessary, recommend modifications of plans; and as directed by the Chief Workplace Officer.
- Assist the Chief Workplace Officer, in the preparation of long-range strategy programs including, but not limited to, financial performance, risk management, operating and capital budgets, and any other asset-related evaluations and significant issues as the company may from time-to-time require.
- Oversee the preparation of timely monthly management reports to include, but not necessarily be limited to payable analyses, building operation reports, and budget variance reports.
- Oversee occupant relations as they relate to the building operations, comfort, and maintenance programs.
- Assist with the administration of all facility leases and compliance with lease provisions.
- Prepare and conduct the performance reviews for all direct reports. As appropriate, review and approve staff performance reports.
- As appropriate, report to the Chief Workplace Officer on all aspects of facilities services operations, through daily communication, reports, and staff visits. Communicate information regarding the facilities' operations by daily telephone communications and in writing as deemed appropriate.
- All emergencies, major problems or issues of major consequence affecting the investment must be reported to the Chief Workplace Officer as soon as possible by text or phone. All of the foregoing situations shall be communicated within 24 hours or sooner.
- Monitor and authorize expenditures, appropriations and commitments, and pricing strategies, which are within the limitations of delegated authority and for those outside this level, recommend appropriate action.
- Ensure administration of all service contracts. Approve bid specifications, solicit competitive bids and make recommendations regarding contracted services.
- Manage the supervision and/or coordination of facilities operations staff to include the administration, maintenance and repair, renovation and construction, personnel activities and financial activity.
- Implement policies and procedures in accordance with published directives, local codes/laws and procedures to ensure compliance. Conduct proactive programs oriented to life/safety, liability avoidance and environmental issues.
- Produce and implement, review and approve, all annual and long-range budgets including necessary capital expenditures for the facility.
- Prepare the annual business/operating plan and assist with the strategic planning process. Provide advice to the Chief Workplace Officer, with respect to the operational maintenance and repair program to ensure that competitive contracts and in-house maintenance standards are maintained, and funds are available to support this program.
- Propose capital improvement programs which ensure that each facility maintains a superior image in the marketplace and introduce cost saving systems and materials to keep operational expenses to a minimum.
- Coordinate the hiring of qualified staff personnel. In accordance with policy, screen for best candidates providing recommendations to Chief Workplace Officer for final election, if appropriate.
- Create and implement staff planning and development programs to meet the on-going operational requirements of the facility, as well as ensure that trained, capable personnel are provided as a continuous product of such programs at all levels of the facility for promotional progression.

- Knowledge and experience in the operations and maintenance of Building Management Systems (BMS) or Building Automations Systems (BAS).
- Knowledge and experience in the operations and periodic testing of Emergency Power Source systems (EPS) including diesel generators, fuel transfer and storage systems.
- Knowledge and experience in the operations of Uninterruptible Power Source systems (UPS), battery systems and electrical distribution.
- Knowledge and experience in the operations and testing of Fire / Life Safety systems including fire alarm & fire suppression systems, sub-systems for critical installations, sprinkler and standpipe.
- Knowledge and experience with general building maintenance including electrical, plumbing, keys and hardware, patching and painting.

What You Bring
- Bachelor's degree required and minimum of 10+ years of experience at Senior Management level or other similar capacity, or a Master's degree or MBA preferred.
- Experience in directly leading and managing multi-discipline teams.
- Experience in the management of integrated services, including Integrated Facility Management, Mission Critical Operations, Project & Development Services, Transaction Management, Portfolio Administration.
- Ability to develop positive working relationships with agencies, local government officials, and business community members.
- Possess technical domain knowledge (one or more in IFM, PDS, TM, LA).
- Skilled in financial analysis and knowledge of financial concepts.
- Ability to comprehend, analyze and interpret complex business documents.
- Strong proficiency with MS Office Suite (MS Word, Excel and PowerPoint).
