Senior Estimator
Position Overview:
The Senior Estimator is responsible for preparing accurate and competitive cost estimates for multi-family construction projects. This includes reviewing project plans and specifications, collaborating with subcontractors and vendors, and analyzing all project-related costs. The Senior Estimator plays a key role in supporting the pre-construction team and ensuring the successful bidding and execution of projects.
Key Responsibilities:
- Estimate Preparation:
- Prepare detailed cost estimates for all aspects of multi-family construction projects, including labor, materials, equipment, and subcontractor costs.
- Analyze architectural, structural, and civil drawings to ensure accurate quantity takeoffs.
- Develop and manage comprehensive bid proposals.
- Bid Management:
- Solicit and review subcontractor and vendor quote to ensure competitive and comprehensive pricing.
- Prepare bid comparisons and recommend selections for subcontractors and suppliers.
- Coordinate and submit final bids to clients or stakeholders by established deadlines.
- Cost Analysis and Reporting:
- Track and evaluate historical cost data to improve the accuracy of future estimates.
- Provide value engineering options to clients or project teams to optimize project budgets.
- Maintain detailed records of all estimates, including assumptions and sources of data.
- Collaboration and Communication:
- Work closely with project managers, architects, and other team members to identify potential cost impacts and solutions.
- Attend pre-bid meetings and site visits to gather relevant project details.
- Communicate effectively with clients, subcontractors, and internal stakeholders.
- Process Improvement:
- Identify opportunities to streamline estimating processes and improve efficiency.
- Stay current on industry trends, materials, labor costs, and technological advancements in construction.
- Mentorship:
- Ability and willingness, alongside the Director of Multi-family Construction, to lead, mentor, and guide less-experienced members of a construction management team.
Qualifications and Skills:
- Education:
- Bachelor's degree in construction management, Engineering, Architecture, or a related field preferred. Equivalent experience may be considered.
- Experience:
- 5-7+ years of experience in estimating within the construction industry, preferably in multi-family or residential projects.
- Proficiency with estimating software (e.g., ProEst, Bluebeam, Planswift, or similar) and Microsoft Office Suite (Excel, Word, Outlook).
- Technical Knowledge:
- Strong understanding of construction methods, materials, building codes, and sequencing.
- Experience with reading and interpreting construction drawings and specifications.
- Skills:
- Excellent analytical, organizational, and problem-solving skills.
- Strong communication and interpersonal abilities to work effectively with diverse teams.
- Ability to manage multiple projects and deadlines in a fast-paced environment.
- Institutional knowledge of unit pricing and ability to provide on-the-fly approximations.
Physical Requirements:
- Ability to visit construction sites, including walking on uneven terrain and climbing stairs or ladders.
