How you’ll contribute
In this role, you will support the Executive Director, Corporate Real Estate (CRE) in overseeing facility design and construction activities. Tasked with the leadership and support of CRE projects, ensuring that schedule, budget, and quality benchmarks necessary to fulfill the business objectives of United Therapeutics are achieved.
Conceptual Evaluations & Upfront Planning
+ Early site evaluations including leveraging vendor relationships to assemble early cost models, schedules, constructability feedback and utility availability
+ Report out presentation assembly to convey key messaging back to internal stakeholders
+ Collaborate with internal end users to establish project priorities that meet business objectives and minimize project risk
+ Evaluate current vendors for ability to meet project needs and where necessary, participate in sourcing of new vendors to support project location/timeline/delivery
+ Develop initial funding release for services that bridge to overall cost and schedule certainty
+ Establish first estimated budget and budget qualifications
Procurement
+ Collaboratively work with internal procurement stakeholders and contributors to achieve timely project contracts that support the overall schedule.
+ Collaboratively develop a contract plan that leverages available legal resources, considers CRE strategic objectives and supports project timeline. Align vendor incentives to UT project goals and timelines.
+ Procure CRE 3rd party project team, including but not limited to architecture and engineering, owners representatives, construction management, specialty testing/inspections and commissioning firms
+ Perform early procurement analysis coordination and budget development to support overall project milestones
+ Lead contract negotiations for all direct vendors
+ Further develop budget and budget qualifications. Provide trend and drivers for any deviation(s) from first estimated budget.
+ During procurement, instill a culture of collaboration that unifies partners around our overall goals
Design & Preconstruction
+ Collaborate and manage end user to ensure operational requirements are incorporated into the design deliverables
+ Lead target value design effort, ensuring the design process is aligned to budget, schedule and quality goals
+ Coordinate alignment of design deliverables with construction manager’s procurement plan to ensure alignment
+ Establish and maintain cultural tone of the project team to facilitate collaboration and shared approach to goals and risks
+ Align Construction Management firm’s execution plan with the design team’s construction administration services regarding visit frequency and attendees Foster a unified team culture focused on quality support during the construction phase
+ Develop cost, schedule and quality reporting structure/frequency to create visibility into progress towards overall milestones
+ Further develop milestones to provide interim goals that contribute to overall success (IE buyout complete, BIM coordination complete, building dry in, power available, commissioning start, etc.)
Construction & Commissioning Execution
+ Manage the equipment procurement process including monthly reports from construction manager that reference need by dates from project schedule, vendor back up and manufacturing facility visits where possible in order to minimize risk associated with long lead equipment
+ Lead the development of the commissioning execution plan to minimize back end project risk, further develop the commissioning process including the overlap with qualification and validation
+ Coordinate with UT shared service departments (IT, Security, EH&S, Technical Operations, etc.) throughout the project life cycle
+ Analyze recurring schedule, cost and quality reporting to determine risk. Work with vendor team to collaboratively mitigate items or issues representing risk to the project milestones and goals.
+ Analyze and determine validity of cost/schedule impacts submitted by vendors
+ Manage monthly strategy meetings to define 90-day success, establish milestone metrics, and ensure team accountability in submittal processing, procurement, BIM coordination, construction execution, and quality control
+ Conduct a quarterly strategy meeting to assess long-term success, focusing on risks and goals beyond 90 days
+ Lead the development of the turnover plan and hold all parties accountable to the deliverables that facilitate end user turnover
+ Approve and/or coordinate the approval of submittals, shop drawings and RFIs
+ Maintain cost forecast that includes quarterly commitments and accruals
+ Review and process change orders from all direct contract vendors
+ Perform all other duties as assigned
Closeout & Stakeholder Turnover
+ Facilitate turnover and be present to assist end user/stakeholder needs during the transition period
+ Closeout all contracts
+ Reconcile final budget
For this role you will need
Minimum Requirements
+ Bachelor’s degree in engineering, construction management, or business-related field AND at least 10 years of relevant work experience OR A Master’s Degree with at least 8 years of relevant experience.
+ At least 6 years experience in design and construction management of biotechnology and/or pharmaceutical facilities or similar technical facility type
+ Experience in managing large-scale projects with construction costs greater than $50mm and/or multiple small projects simultaneously
+ Experience with ground-up construction planning and sequencing
+ cGMP preconstruction experience as part of a design team or construction manager
+ CSI Divisions experience and understanding of industry-standard buyout strategies
+ Experience with contract development, terms, & conditions negotiations and execution
+ Well-versed in schedule/cost reporting and the ability to analyze both for project risk
+ Experience with design issuances, change orders and evaluations of both
+ Closeout & Stakeholder Turnover
+ Contract closeout experience
+ Must be able to travel 40% of the time
+ Ability to coordinate with end users and experience with transition to facility to end user
+ Commissioning, qualification and validation experience in cGMP production or R&D facilities
+ Proven ability to collaborate on strategy, risk and/or project
+ Effective communicator, both verbal and written
+ Effective and efficient time management
+ Valid Passport
Preferred Qualifications
+ Early budget and schedule development experience
+ Knowledge of the pharmaceutical product development process
+ Experience negotiating commercial terms and AIA contract language
+ Experience in scope of work development/detailing for architecture and engineering, owners representatives, construction management, specialty testing/inspections and commissioning firms
+ Experience in driving collaboration/alignment of design team with construction manager
+ Experience with the development of and execution of a GMP contract
+ Ability to lead diverse. multidisciplinary teams of subject matter experts
+ Turnover package experience

How you’ll contribute
