Job Description:
Summary:
The Sr. Project Manager will collaborate with the company Estimators, Superintendents, Site Superintendents, Field Staff, and Executive Staff to ensure the successful completion of construction projects. In addition, the Sr. Project Manager will act as a liaison between the company and Owners, Architects, Engineers, and Tenants. This position is responsible for design development participation when appropriate, pre-construction/estimating activities, business development. The Sr. Project Manager is responsible for maintaining constant and effective communications with team members both internal and external as well as customers.
Responsibilities for the Sr. Project Manager will include the following:
Estimating/Pre-Construction When Required:
- Send projects to sub-contractors for bids.
- Develop prospective project instructions to bidders.
- Schedule all pre-bid walks with sub-contractors alongside Superintendent
- Coordinate with all bidding sub-contractors to ensure proper coverage for projects bidding.
- Coordinate with other Project Managers, Estimators and Superintendents to develop estimate spreadsheet.
- Develop proposal package for timely submission to clients.
- Can Lead Project Interviews
- Builds long-term relationships with clients
Project Management:
- Manage daily communication to ensure projects are delivered on time and on budget.
- Manage change orders on multiple projects.
- Coordinate with Superintendents to schedule sub-contractors and manage on-site activities to ensure all work is being completed per the contract documents, RFI’s and submittals.
- Coordinate with and Manage Assistant Project Managers and Project Engineers to manage all project-based paperwork including but not limited to; RFI’s, submittals, contracts, change orders, and sub-contractor estimates.
- Maintain job cost reports such as work in progress schedules and estimated costs at completion reports for monthly review with executive staff.
- Supervise, mentor, and train other Project Managers.
- Demonstrate expertise regarding job costs, understand projections and impacts to cost, and manage these effectively
Experience:
- Minimum 10 years’ experience in commercial construction industry as a Project Engineer, Project Manager, or equivalent.
- Four-year Construction Management or Engineering degree preferred.
- Knowledge of project management principles for building construction; theory, principles, and practices of engineering and architecture related to design and construction.
- Knowledge of fundamentals of mechanical, electrical, structural, and civil engineering systems.
- Knowledge of all applicable local and international codes.
- Track record of preconstruction experience, leading interviews, and building client relationships
Skills and Abilities:
- High drive to succeed coupled with excellent organizational and interpersonal communication skills.
- Ability to quickly interpret and master project contract documents.
- Ability to plan, direct and coordinate professional and sub-professional project teams.
- Ability to manage time and prioritize tasks to manage multiple projects concurrently.
- Strong computer skills to run design software, project management software, scheduling software and basic office software packages.
- Problem Solving – find most cost effective, safe, and efficient way to perform work daily.
- Friendliness – maintain positive attitude and relationships with all sub-contractors, co-workers, and clients.
- Ability to manage, train, mentor, and empower project managers, and project engineers
- Ability to cultivate and maintain strong relationships between the office and the field operations
- Ability to manage multiple projects and project teams
- Strong skills in subcontract writing and negotiating are required
Work Environment:
- Work will be split between office and job sites.
- Full-time resident in Grand County or frequent travel to Grand County is required
Requirements:
- Must have a valid Colorado Driver’s License
- Must have a clean criminal record for work in educational facilities.
