Immanuel Communities is seeking a Team Lead Facilities Maintenance to work at Newport House located at 6798 North 67th Plaza, Omaha, NE 68152. Newport House has 24 skilled nursing/rehabilitation and 72 long-term care suites.

Job Duties & Skills Required
What You Will Do
The overall purpose of this position is to manage and maintain the mechanical operation of all systems on the campus. The responsibilities of this job include preventive maintenance and repair of equipment, coordinating resident turnover, monitoring and input to budgets, oversight of housekeeping and overall look and quality control of support services, and maintenance improvement project management on the campus. Supports and lives out Immanuel’s Mission and CHRIST Promises.
Key Responsibilities and Duties of the Job
Workflow Management
- Assigns work to staff according to job competencies, community assignments, number of work orders (PM Worx), as well as projects.
- Coordinates, directs, and assists with resident moves. Ensures Housekeeping outcomes.
- Coordinates preventative maintenance schedule and is responsible for minor building repairs.
- Is knowledgeable in the operation of all community and environmental service equipment. Plans and schedules preventive maintenance and cleaning of EVS equipment.
- Coordinates room set-ups and special projects as assigned.
- Conducts daily environmental rounds to ensure the adherence to standardized procedure. Provides daily safety checks and reports variances to administrator. Monitors for and completes or reports needed repairs.
- Ensures equipment and materials are in stock when needed.
- Ensures delivery of sufficient linen to meet resident needs. Oversees laundering of personal laundry to minimize loss or damage. Works with other departments in locating lost items.
Staff Training and Management
- Manages maintenance staff including hiring, coaching, training, and setting performance expectations.
- Manages staff work schedules for environmental services personnel. Makes recommendations to Operations Director for staff vacation time and time off.
- Manages Housekeeping.
- Performs work quality checks.
- Leads department meetings, in-service programs and continuing education programs. Coordinates and conducts staff training. Fulfills annual education requirements as stated by policy and ensures department compliance.
- Builds relationships with clinical staff and ensures all service recovery needs are changed to service delivery and service recovery exceeds their expectations.
Administration
- Maintains EVS supply inventories at appropriate levels. Manages the purchasing of supplies and repair parts for efficient inventory management.
- Maintains a current equipment inventory. Evaluates equipment for reliability and makes timely recommendations for replacement.
- Oversees department budget to ensure goals are met.
- Establishes maintenance and environmental service procedures, and periodically reviews and revises as necessary.
Project Management
- Monitors all other work order requests, and collaborates in their completion along with other campus projects. Supports coordination and completion of work associated with ground maintenance.
- Oversees major repairs and renovations to ensure they are done correctly, on budget and on time.
- Maintains all required records, drawings, reports, statistics necessary to satisfy regulatory, legal, or departmental regulations or rules in area of responsibility. Investigates and completes incident reports.
- Is the liaison for outside contractors and will do work oversight.
- Trouble shoots potential issues prior to starting the project.
- Communicates and updates staff and residents about progress.
- Is responsible for communication with clinical staff regarding shutdowns and training of new facilities and environmental service equipment.
Other
- Is responsible for environmental infection prevention.
- Performs other duties as assigned or requested.
Skills & Requirements
Education-
- Graduation from trade, apprenticeship or vocational school with a specialization in one of the competencies in environmental services (plumbing, electrical or HVAC).
Experience-
- Five (5) years of experience in building maintenance, plumbing, electrical, and HVAC equipment experience is required. Healthcare or nursing home setting preferred.
- Two (2) years of management experience is required.
- Equivalent years of education may substitute for experience requirement.
Other Requirements-
- Valid driver’s license may be required.
