ROVING MAINTENANCE TECHNICIAN
Reports To: Senior Vice President, Multifamily Operations
Status: Full-Time; Hourly
Direct Reports: 0 Eligible for Telework: No; Onsite Position

ARTISAN is currently seeking an experienced Maintenance Technician with the ability to adapt to changing environments and quickly step in to cover planned and unplanned absences across the portfolio as well as respond to urgent needs of the communities. The Roving Maintenance Technician will be resourceful, proactive, and efficient with a high level of professionalism and industry knowledge. The ideal candidate will be competent in a wide variety of areas and will have HVAC, EPA and CPO certifications.
This role encompasses traveling with current property locations in Iowa, Nebraska, Kansas, Missouri, and Illinois. The length of the assignment will vary. Overnight travel is required.
SUMMARY OF POSITION
The Roving Maintenance Technician is primarily responsible for protecting, maintaining, and enhancing the value of each assigned community while also maximizing the living experience for residents and the community. This is accomplished by ensuring that all resident maintenance issues are resolved expertly and efficiently.
PRINCIPAL ACCOUNTABILITIES
- Conduct all business in accordance with ARTISAN policies and procedures, Fair Housing, Americans with Disabilities Act, Fair Credit Reporting Act, and all other Federal and State laws.
- Maintains the facility and grounds based on community objectives.
- Follows practices for the safe operation, maintenance, and repair of all facility equipment, including compliance with health, and safety programs, policies, procedures, and reports.
- Responds to work orders in a timely manner, including after-hours on-call maintenance requests. Participates in the on-call rotation with the Maintenance Team (when applicable).
- Assists with the inspection of common areas and t apartments to ensure proper maintenance and standards are achieved and sustained.
- Follows city, state, federal, and EPA air conditioning and refrigeration record-keeping requirements and procedures are met as to the maintenance, service, repair, and disposal of air conditioning and refrigeration equipment and refrigerant.
- Follows health department, city, state, and federal procedures, practices and record-keeping requirements applicable to pools and spas are followed to maintain proper water chemistry and sanitation.
- Keep storage areas, tools, and equipment secure at all times.
- Participates in ARTISAN training as required.
- Repair or replace floors, ceilings, walls, siding, roofing, doors, door hardware, windows, screens, and other general building items.
- Troubleshoot, diagnose, repair, and replace the following: appliances, electrical, HVAC including split systems, heat pumps and PTACs, and plumbing including water heaters.
- Maintain pools/spas/fountains, chemicals, required logs, and associated safety equipment
PHYSICAL DEMANDS OF THE POSITION
The Roving Maintenance Technician will be exposed to constant activity that requires intermittent standing, bending, crouching, pushing, pulling, lifting, moving, carrying light and heavy loads, climbing stairs and ladders. The Roving Maintenance Technician should have a working knowledge of OSHA and follow any guidelines set forth to protect the health of the maintenance team, the community, its residents, and oneself.

REQUIREMENTS FOR ROAMING MAINTENANCE TECHNICIAN
- Employed as Maintenance Technician with ARTISAN in good standing for a minimum of one year or 2+ years of multifamily property maintenance experience.
- High school diploma or equivalent.
- Basic understanding of electrical, hydraulic, and other systems.
- Numeracy and logistical planning skills.
- Knowledge of general maintenance processes and methods.
- Working knowledge of tools, common appliances, and devices.
- Preference for candidates with desired certifications: CAMT, boiler license, EPA, CPO, electrical, plumbing, first aide, etc.
- Ability to troubleshoot and repair HVAC equipment, plumbing systems, electrical systems, all major appliances, pool and spa equipment and other community systems.
- Basic computer proficiency.
