Job Details
RESPONSIBILITIES:
- Screen potential joint venture and direct investments in potential ground up and existing assets to determine fit with the company with an emphasis on Retail shopping centers and single-tenant-net-lease investments.
- Prepare financial analysis of acquisitions and development opportunities via financial modeling, analysis of cash flows, and application of valuation methods using Excel.
- Perform market research for capital market conditions, submarkets and properties. Based on the research, recommend and implement assumptions for models as well as prepare periodic presentations.
- Generate investment memoranda for deal pipeline meetings and investment committee.
- Coordinate due diligence and closing process including third party reports, property level information and debt financing.
- Sporadic market and property visits nationwide.
- Portfolio management of existing investments as needed and including value add opportunities, investment/quarterly monitoring and hold-sell recommendations.
- Communicate with real estate brokers to receive offering summaries and schedule property tours.
QUALIFICATIONS:
- BA/BS degree in Finance, Real Estate or Economics. MBA preferred, but not required.
- 2+ plus years of real estate analysis / underwriting / valuation experience.
- EXPERIENCE WITH GROUND UP DEVELOPMENT PROJECTS IS HIGHLY DESIRED.
- Ability to underwrite a broad range of asset classes with an emphasis on Retail
- Advanced level skills using financial models in Excel. Argus is preferred.
- Strong analytical, writing and verbal skills with the capacity to convey observations into supportable conclusions and recommendations.
- Self-motivated, strong organizational and multi-tasking skills and attention to detail.
- Ability to succeed in an entrepreneurial and small, dynamic team environment and proactively take on additional tasks and responsibilities that may arise.
