About the Job
JOB SUMMARY:
The Project Manager is responsible for managing the scope, schedule, budget, quality, sub-contractors, communication and daily communication and cleanliness of the overall job site.
ESSENTIAL FUNCTIONS:
- Lead and oversee construction and/or restoration projects from beginning to end.
- Coordinate efforts across entire project between estimators, sales, architects, designers, engineers, subcontractors and office.
- Define project tasks, resource requirements, timelines, and budget.
- Create and manage project budget.
- Ensure supplies are ordered and delivered according to schedule.
- Manage costs in order to meet budget.
- Create status reports daily and/or weekly, with change orders and progress to deadlines.
- Manage and monitor safety regulations and ensure project staff is in compliance.
- Obtain necessary permits, approvals, and other regulatory prerequisites.
- Ensure all building codes are met.
- Train and mentor staff/laborers working on the project.
- Work with sub-contractors, engineers and architects, as well as key team members in a professional manner.
- Ability to negotiate with suppliers on contracts and agreements.
- Monitor and meet scheduled deadlines and critical dates.
- Complete site walks and monitor progress, quality, and scheduled benchmarks of the project.
- Maintain regular and consistent communication with the all parties.
- Extensive travel required.
QUALIFICATIONS:
- 5 - 7 years’ experience in project management in the restoration or construction industry.
- Demonstrated knowledge of construction, engineering, and architecture principles.
- Must possess business acumen and the ability to manage budgets, estimate costs and manage gross margin.
- High degree of familiarity with contract and subcontract documents, terms, and conditions.
- Comfortable reading and understanding Xactimate estimates, blueprints and drawings.
- Strong leadership and management skills.
- Strong critical thinking, problem-solving, communication, delegation and follow-up skills.
- Possession of current state driver’s license with a clear driving record.
- Successful completion of a background. check
- General knowledge in the daily use of Microsoft Office Applications (Word, Excel and Outlook), including MS Project
- Ability to navigate the internet to research supplier and product info, pricing, etc.
PHYSICAL DEMANDS:
- Ability to stand for several hours at a time and to walk in varying climate conditions and on uneven ground
- Ability to climb stairs, scaffold and ladders.
- Requires one to be able to crawl through attics and crawlspaces as needed.
- Ability to bend, squat, lift frequently and lift up to 50 pounds, unassisted.
- Be available 24/7/365 to handle any emergency.
WORK ENVIRONMENT:
- May occasionally work in temperatures above 100 degrees or below 32 degrees.
- May occasionally work on slippery or uneven surfaces.
- Noise level in the work environment is frequently loud.
- Must work in environments such as smoke, wind, water, Category 2 and 3 water, fire, etc.
