About the Job
Under the direction of the AVP/Residential Lending, responsible for application input, disclosing and processing all branch and online originated residential loans.
RESPONSIBILITIES:
- Works both independently and collaboratively as a team with branches, attorney's, closing, loan servicing, operations team to ensure a smooth process from application to closing.
- Partners with management to ensure all loans meet regulatory guidelines and appropriate conditions are obtained.
- Strives to ensure a frictionless member experience throughout the loan cycle by communicating key updates to the member and branch, such as: loan decision, condition requirements and loan status. Follows up and reviews required underwriting conditions with members. Signs off on conditions as appropriate.
- Reviews new mortgage applications for completion and follow up with originating branch rep as needed. Prepares and reviews disclosures for completion and compliance before being sent to the member. Prepares and sends any additional required disclosures throughout the process, as applicable.
- Sends welcome emails to the Branch and/or member to request documentation needed in order to move files in to underwriting per required timelines.
- Manages assigned pipeline of loans ensuring required timelines are met. Ensures all compliance requirements are met on every file.
- Conducts regular pipeline meetings with Mortgage Loan Originators to discuss status of loans and actions to be taken.
- Orders appraisals, flood certifications, title work, verifications and credit report updates, as required.
- Sends out all required notification forms such as incomplete notice, commitment letter, adverse action notice, etc.
- Communicates clear to close to the Loan Originator, borrowers, and the closing team.
- Responsible for loans closing within compliance and required or reasonable time frames. Monitors rate lock expiration dates and purchase and sale for contingency and closing dates to ensure same.
- Ensures proper maintenance of Encompass throughout the application process, including updating income, credit and collateral information based on documentation received throughout the loan process.
- Assists in the onboarding of new department members, as well as training and support to all team members on the Credit Union's workflow and best practices, serving as a key resource to the team.
- Collaborates with department management to ensure policies and procedures are regularly updated and maintained for accuracy.
- Identifies and implements opportunities for operation efficiencies to improve both internal and member experiences.
- Other duties as assigned.
REQUIREMENTS:
- High School diploma or equivalent
- 3 years' experience working in a loan processing, closing, servicing or underwriting environment.
- Strong analytical, organizational, and detail-oriented skills.
- Excellent written and spoken communication skills.
- Experience using Encompass Loan Origination System (LOS) preferred.
- Excellent computer skills in Microsoft Windows Environment to include Outlook, Word, and Excel.
- Knowledge of federal and local regulations or ordinances concerning lending activities
- In depth knowledge of home equity products, policies and procedures.
