Residential Construction Project Manager

We are looking for someone who is professional, reliable, positive, energetic, and works well in a fast paced environment. The Project Manager services both the overall business of the company and the needs of customers by serving as the primary face and representative of the company. This position manages all aspects of the construction process from start to end. Including pre-construction design and planning, estimating, contract and buy-outs, scheduling, sub contractor and and vendor management, quality control, project punch and close out.
Work to include medium-large single family residential renovations and additions, single family new construction, multifamily construction. Duties would include managing small crews of team members, coordination and scheduling with owners, sub-contractor and vendors. Work in a safe manner, and stay organized. Work is generally in the Boston, Greater South of Boston and south shore areas.
Responsibilities:
- Manage construction projects from design to finish including new construction/custom homes, kitchens & bathrooms, full and partial renovations, remodels, and additions. Successfully manage multiple projects simultaneously.
- Use of Buildertrend is required ie: (daily logs, change orders, schedule, etc.)
- Prepare "scope of work" documents for the clients and construction team. Estimate project costs, material needs, and perform field measurements. Source and order project materials/schedule product deliveries.
- Communicate regularly with clients, architects, subcontractors, etc. to provide technical advice and resolve problems. Communicate timelines, program risks and issue resolution to keep program progressing according to scope.
- Manage project change orders with clients and internal staff to adjust scope, timelines and costs. Work with client for sign off and approve change orders.
- Manage field teams directly for project including Lead Carpenters, Foremen, and include sub-contractors / vendors working on the construction site to ensure project meets specifications.
- Complete reports required to communicate accurately on work progress, costs, and scheduling.
- Review job costs on a weekly basis for each project including accurately tracking overall costs through management of receipts, invoices, and reports to resolve issues related to cost overruns.
- Interpret and explain plans and contract terms to administrative staff, workers, subs and clients.
- Confer with supervisory personnel to discuss such matters as work procedures, complaints, and construction problems.
- Willing to collaborate with other team members on company tasks (social media/marketing/branding etc. ie: Instagram/Facebook)
- Experience with estimating software: (stack/blue beam, etc.) Drafting/Design software ( Chief architect/AutoCAD) Project Management Tools: BuilderTrend/CoConstruct or similar is preferred.
- Proficient with computers, MS office (Word and Excel), email
Experience and Education:
- College degree preferred or equivalent experience in lieu of college degree required.
- Minimum of 3-5 years of Construction Project Management experience.
- Thorough knowledge and understanding of the construction industry.
- Knowledge in frame to finish carpentry, building codes and best practices.
- A polished professional demeanor with a highly evolved customer service focus.
- Self motivation and disciplined work ethic. Organized and efficient
- Excellent written & verbal communication skills and be able to effectively communicate with the field, management and clients alike.

- Good driving record, reliable vehicle, and valid drivers license required
- Massachusetts CSL preferred (otherwise required in first year)
- OSHA 10 required or within first 60 days of employment
Job Type: Full-time
Salary range: $85- $125k
