We are currently seeking a highly motivated Assistant Project Manager to join our Los Angeles team. ROLE OVERVIEW:The Assistant Project Manager (APM) plays a crucial supporting role within the Project Team, working alongside the Project Manager to ensure the smooth administrative management of each project. The APM will be responsible for maintaining project documents, including financial records, construction documents, and subcontractor submissions, while facilitating the flow of information between the project team, subcontractors, and vendors.
KEY RESPONSIBILITIES:- Budget & Financial Oversight
- Maintain up-to-date project budgets, logs, and buyout worksheets. Process change orders and trade awards, and track subcontractor/vendor invoices. Prepare Waivers of Lien as needed.
- Estimating & Procurement
- Assist with the estimating process by interacting with subcontractors and performing material take-offs. Prepare commitment documents and contracts with subcontractors and suppliers under the guidance of the Project Manager or Senior Project Manager.
- Project Coordination & Logistics
- Order incidental materials and tools for the field as directed by the Project Manager or Superintendent. Prepare in-house schedules for materials such as doors, hardware, and accessories.
- Document Management
- Manage and maintain project documents, including architectural, engineering, and consultant drawings, specifications, RFIs, shop drawings, and samples. Ensure all documents are properly filed and updated.
- Reporting & Communication
- Assist the Project Manager in the preparation of project reports, field logs, meeting minutes, and change order tracking. Maintain communication and tracking of all project-related issues.
- Punch List Management
- Cooperate with the Superintendent and Project Manager to prepare and revise the punch list as the project nears completion.
- Project Close-Out
- Assist with preparing the Owner's Manuals in cooperation with the Site Superintendent and Project Manager, ensuring accurate documentation for the Owner or Building Management.
- 2+ years of experience in residential construction project management or a related role
- A degree in Engineering, Architecture, or Construction Management is preferred.
- Ability to assist in managing projects from start to finish.
- Strong organizational, communication, and teamwork skills.
- Ability to multitask and thrive in a fast-paced work environment
- Expertise in MS Office Suite.
- Proficiency in Microsoft Project, Autodesk Build, and Sage 300/Timberline preferred.
- Compensation
- 70,000 to $100,000 Annually, commensurate with experience.
