Overview
What you will be doing:
The Regional Service Manager at Morgan Properties is a key leadership position responsible for supporting the maintenance operations in a designated region. The Regional Service Manager reports directly to the Regional Property Manager and plays a vital role in ensuring the efficient and effective execution of maintenance activities across the region. This role requires strong leadership skills, technical expertise, and the ability to collaborate with various stakeholders. He/She is responsible for ensuring that the physical aspect of apartment community meets company’s standards and applicable laws in the areas of inspection, maintenance, and repair.
Essential Job Duties:
Maintenance Operations Support
• Provide strategic guidance and support to the maintenance teams across the region.• Develop and implement standardized maintenance procedures, policies, and guidelines to ensure consistency and quality.• Monitor and evaluate maintenance processes to identify areas for improvement and implement corrective actions.• Ensure compliance with all applicable codes, regulations, and safety standards.• Collaborate with property managers and maintenance staff to optimize maintenance schedules and minimize disruption to residents.Team Leadership and Development:• Supervise and provide guidance to a team of maintenance supervisors and technicians.• Foster a positive and inclusive work environment that encourages teamwork, open communication, and professional development.• Set performance expectations, conduct regular performance evaluations, and provide coaching and training as needed.• Identify talent gaps within the maintenance teams and coordinate recruitment efforts with HR.
Vendor Management
• Establish and maintain relationships with external vendors, contractors, and suppliers.• Negotiate contracts and service agreements to ensure cost-effective and efficient maintenance operations.• Monitor vendor performance, evaluate service quality, and address any issues or concerns.Budget and Expense Management
• Collaborate with the Regional Property Manager and finance department to develop and manage the maintenance budget for the region.• Monitor expenses and identify opportunities for cost savings without compromising quality.• Review and approve maintenance-related invoices and ensure timely payment.
Reporting and Analysis
• Prepare regular reports and presentations on maintenance activities, key performance indicators, and operational metrics for the Regional Property Manager and executive team.• Analyze data to identify trends, areas of improvement, and potential risks.• Develop action plans and strategies based on data analysis to drive operational excellence.
What we’ll expect from you:
- Bachelor's degree (B.A.) from four-year college, university or technical school; or 5+ years related experience and/or training; or equivalent combination of education and experience.
- Must possess excellent general maintenance skills including HVAC repair, plumbing, and electrical
- People and Facilities management experience required.
- HVAC Certified and/or Boiler license a plus.
- Must demonstrate a high level of leadership skills.
- Valid drivers’ license along with good driving record and auto insurance is required.

If you are hired at Morgan Properties, your overall compenstation package will also be determined based on factors such as geographic location, skills, education, and/or experience which may result in total compensation outside of this range.
