Job Summary
We are currently looking for an experienced and self-driven Regional Portfolio Manager to oversee our San Diego multifamily portfolio. As Elevate SD Properties continues to expand, this essential role will manage all day to day operations, empowering the CEO to dedicate more time to driving business development and strategic growth. The Regional Portfolio Manager will be responsible for leading residential property management and maintenance functions in order to maximize the operational and financial performance of the approximately 300 unit portfolio. This includes: management of financial and business plan objectives, team and community leadership, sales, marketing and leasing, resident retention relations and maintenance operations.

JOB RESPONSIBILITIES
Financial and Business Plan Objectives
- Develop and implement strategies to optimize occupancy, revenue, resident satisfaction, leasing and retention, and client satisfaction
- Analyze financial performance, prepare budgets, and provide transparent reporting to stakeholders
- Oversee a portfolio of multifamily properties, ensuring financial and operational goals are achieved
- Proactively adjust market rents and continually seek opportunities to maximize occupancy, resident retention, and revenue growth
Community and Team Leadership/Management
- Lead, mentor, and support on-site property managers and staff, fostering a culture of accountability and high performance
Sales, Marketing and Leasing
- Stay current on market trends, rental rates, and competitor performance to maintain a competitive edge
- Leverage multiple channels to engage with prospective residents, apply a hands-on marketing approach, and minimize property vacancy while maximizing rental revenue for each rental property
Stakeholder Relationships
- Build and maintain strong relationships with property owners, tenants, and vendors
- Address and resolve escalated tenant concerns and issues promptly and professionally
- Consistently demonstrate the ability to engage customers through daily interactions, which contribute to a referral-worthy experience
Maintenance Operations
- Coordinate with contractors, vendors, and third-party service providers for maintenance and capital improvement projects
- Ensure that maintenance is conducted to the highest standards, with a focus on preventative maintenance to reduce long-term costs
- Oversee overall maintenance operations to anticipate, identify, and respond pro-actively to community needs, with particular attention to risk and customer loyalty
- Conduct monthly inspections of all properties to evaluate the condition relative to curb appeal, health, safety risk management, asset preservation, customer service and company standards
Compliance and Risk Management
- Ensure compliance with all local, state, and federal housing laws, including conducting regular property inspections and audits to ensure compliance
- Ensure compliance with applicable federal and state regulations associated with business operations
POSITION REQUIREMENTS
- 5+ years in multifamily property management experience as a regional manager, with at least 3 years in a regional or supervisory role
- Bachelor’s degree in business, real estate, or a related field preferred
- Active State of CA Real Estate License required
- In-depth knowledge of local, state, and federal housing regulations including Fair Housing, Landlord and Tenant Laws
- Computer knowledge in G-Suite (Gmail, Word, Excel, & Drive)
- Proficiency in property management software and financial analysis tools. Software Experience preferred: Appfolio, Property Meld, z-Inspector
- Experience in developing property budgets and dealing with complex operational matters daily
- Strong ability to work independently and make decisions aligned with company goals
- Demonstrated leadership experience, with the ability to inspire and lead teams to achieve leasing and operational goals
- Exceptional organizational, time management, problem-solving and critical thinking skills
- Strong financial acumen, including experience with budgeting, forecasting, and financial reporting
- Must have a valid driver’s license and proof of automobile insurance coverage
- Excellent leadership and team management skills, with the ability to mentor and support on-site property management teams
- Solid communication and interpersonal skills, with the ability to build relationships with residents, employees, vendors, and government agencies
- Exceptional organizational and time management skills, with the ability to juggle multiple properties and projects simultaneously
- High level of flexibility and ability to work independently, be self motivated and effectively manage change
- Local travel required
The compensation range for this position starts at $80,000 with the opportunity to earn up to 20% additional compensation through bonuses, commissions and profit sharing. The base compensation amount will ultimately be determined by the candidate’s experience, knowledge and skills.
