What this Position Does:
The Regional Manager has management responsibility for performance and operation of properties and personnel in an assigned portfolio. Responsible for the overall profitability, financial direction, coordination, and evaluation of the communities under his/her supervision. Portfolio size may range from 3-8 properties, depending on size and complexity, with 2-17 employee’s per/site. Hires, trains and develops personnel to meet occupancy, budget and profit standards for each property.
The Day-to-Day Responsibilities This Person will be Overseeing:
Personnel
- Work with on-site managers to recruit, select and place qualified on-site management personnel.
- Provide leadership and direction for all on-site employees under his/her supervision, which includes but not limited to effective employee relations, compliance with employment law, ongoing training, and motivation for staff. Ensure regular coaching, counseling, and performance evaluations for all staff members.
- Conduct training/work sessions for managers and staff members to include assistant managers, leasing personnel and maintenance personnel to heighten their job skills and effectiveness in their respective positions.
Financial
- Recommend operating goals and strategies to maximize revenue, control expenses, and achieve owner-operating objectives.
- With the assistance of the community managers prepare annual budgets for approval.
- Analyze monthly statements and variances for each property and report those variances as required.
- Prepare/Review 30–60-day revenue outlooks for the President and Chief Executive Officer and others as required.
- Analyze, approve, or disapprove expenditures where expense budgets would be exceeded.
Business Plan
- Communication, implementation and follow up of company/owner objectives for each
- property.
- Support site manager in negotiations with major vendors.
- Make routine inspections of properties to ensure compliance with company policy.
- Recommend maintenance and capital improvements for each property and continually act in a manner such as to maintain and enhance the value of the assets under his/her supervision.
- Make recommendations to senior management for changes in operating strategies when performance and/or market indicators dictate the need to make changes.
Special Projects
- Entertain and tour visitors, such as investors, partners, lenders, or brokers.
- Participate in special assignments from time to time as directed by the President.
Administration Management
- Act as liaison between upper management and site personnel.
- Review and approve salary adjustments for site personnel.
- Ensure operational compliance with the management agreement. Fully documents, in written form, the relationship with owners.
- Responsible for all necessary measures so that all properties operate in compliance with all local, state, and federal laws including, but not limited to, Fair Housing.
- Ensure that the community is following all safety guidelines in respect to OSHA and EPA.
Marketing
- Develop and recommend marketing programs to meet property performance
- objectives and ensure maximum cost effectiveness.
- Consult and guide on-site managers in adjusting rents in accordance to availability
- and based upon review of market conditions.
- Review market surveys and make pricing and operating adjustments according to
- conditions in the marketplace. Understand thoroughly the sub-markets of all communities under supervision.
- Assist in providing on-going training for leasing personnel, i.e., and monthly salesand marketing seminars.
- Review quarterly shopping reports with site personnel to ensure that quality,enthusiasm and motivation continue to be an acceptable standard.
General
- Responsible for seeking educational opportunities and self-improvement for personal growth and development.
Qualifications Involved with the Position: To perform this job successfully, an individual must be able to perform each essential duty satisfactorily.
What Education and/or Experience You Will Bring to the Table: College degree in a related field and/or minimum 5 years supervisory, property management experience preferred.
Computer Skills and/or Office Equipment Knowledge: Must have Microsoft Suite (Word, Excel, PowerPoint) knowledge, and Google (Gmail, Drive, Calendar) experience is a plus.
Communication Skills Involved with the Position: Ability to read, analyzes, and interprets general business periodicals, professional journals, technical procedures, or governmental regulations. Ability to prepare reports, business correspondences, and procedure manuals. Ability to effectively present information and respond to questions from groups of managers, clients, customers, and the public.
Analytical Skills: Ability to make and implement decisions under conditions of risk and or uncertainty.
