Job Description Summary
The Regional Maintenance Supervisor oversees property maintenance team members by providing direction and assistance to maintenance personnel within the assigned portfolio. Conducts and arranges training for maintenance staff members regarding safety, repair, and maintenance techniques, operational procedures, and service guidelines. Implements company policies and procedures and ensures adherence by maintenance team members.
Responsibilities:
- Ensure all properties are well maintained and free of any safety hazards.
- Ensure all properties are in compliance with all federal, state and local fair housing laws, disability laws and building codes.
- Oversee/Implement training for maintenance site staff assist with hiring and supervision of site staff.
- Work with on-site staff, supervisor, regional managers and owner representative to identify needs and develop detailed scope of work.
- Develop scope, oversee, review and provide guidance to Property Manager and Maintenance Supervisors on capital improvement projects including final sign off on project.
- Identify qualified vendors/contractors. Solicit review and compare bids/proposals. Make recommendations.
- Oversee and inspect work product. Provide status reports to management team, assist with change orders, conduct final inspections to ensure work completed as agreed.
- Forecast and maintain budgetary projections and operating costs.
- Conduct quarterly inspections of portfolio's residential properties in conjunction with Property Manager. Complete inspection reports, report deficiencies and make recommendations to Regional Manager. Follow-up on progress to ensure deficiencies have been resolved.
- Review drawings and specifications for all new buildings and provide comments and recommendations to Property Managers, Development and construction.
- Work with Property Manager/Project Manager to act as liaison between construction, owners and management; provide punch lists and recommendations to ensure smooth turnover of renovations.
- Inspect buildings for potential purchase to include oversee due diligence, provide feedback on condition and make recommendations.
- Ensure all properties are in compliance with all federal, state and local fair housing laws, disability laws and building codes.
- Provide general advice to Maintenance Supervisors regarding local permits, codes and industry standards.
- Attend emergencies that may arise within portfolio.
- Work in conjunction with Regional Manager and Director of Operations to administer and enforce company policies and procedures for maintenance personnel.
Requirements:
- Bachelor's Degree and minimum five years' experience in Residential Building Maintenance, or equivalent combination of education and experience.
- CFC Universal Certification. Pool certified technician. CPO Certification preferred.
- EPA I or II, Universal or HVAC certified is required.
- Strong knowledge of Microsoft Office (outlook, Word, excel); Inventory software; Industry Software Onsite or Yardi (CRM, Voyager, P2P) preferred.
- Must be able to local travel 80% to 100% of the time with overnight stays - must be willing to be a road warrior sometimes.
