About the Job
The Real Estate & Business Development Manager is to assist the Real Estate & Business Development Department in its responsibility to provide the various real estate and business development services required to meet the expansion and strategic growth goals of the company.
Required Knowledge, Skills and Abilities
- College degree in real estate, or related field, with at least three to five years' experience in corporate real estate and business development is preferable.
- Strong written and verbal communication skills.
- Ability to work within a team and be a positive force for the brand.
- Must be prepared and excited for occasional travel to publicity events, Castle openings, or other brand engagement opportunities.
- Knowledge in real estate contracts, licensing agreements and leases.
- Working knowledge of the art of negotiating, real estate practices, real estate financing, basic principles of law, basic marketing practices, and the ownership and managerial/operational structure of alternate-nontraditional food operation such as those connected with virtual kitchens and other high traffic/captive venues.
Essential Functions
- Identify and investigate a sufficient number of potential new sites that can be secured in order to achieve expansion goals of each assigned Region.
- Negotiate contracts and letter of intents for sites and spaces to be approved by senior operational management and/or upper management.
- Assist the Legal and Engineering departments in any efforts necessary to obtain outside approvals to develop the sites, premises and spaces as approved by upper management.
- Identify and investigate a sufficient number of new business development opportunities in order to achieve revenue and strategic goals of the company.
- Work with the Legal Department in completing the acquisition, leasing of the sites and/or the execution of agreements permitting 3 "' party's preparation and sale of branded food products.
- Maintain accurate property records on all existing restaurants and non-traditional arrangements. Verify and approve payment of rent, common area maintenance charges real estate taxes, and other charges associated with company properties, as well confirm receipt of royalty payments and/or reimbursements due to company from 3 "' parties.
- Negotiate extension of leases and license agreements on properties and operations where continued occupancy is desired or coordinate termination where continued occupancy is not desired.
- Building replacements and major remodels at company operated and licensed locations.
- Manage surplus property.
- Keeping up-to-date with industry trends and maintaining a network of professional contacts within the real estate, business development and non-traditional food and beverage industries.
- Serve as a spokesperson for the company at various events and meetings.
