MUST:
Experienced Assistant Property Manager
Bi-lingual Spanish required
High School Diploma/GED required
Minimum 1-2 years experience in related field or industry
Knowledge of OneSite Property Management software a plus, but not required
Section 8, Tax Credit and EIV experience strongly preferred (affordable properties)
DUTIES:
The Assistant Property Manager will assist the Property Manager in managing the onsite day-to-day operations of the property, including leasing activity, renewals, collections, financial reporting and community communications. Must be able to multi-task, have attention to detail, and be well organized. This position operates within and contributes to an environment with Fair Housing laws and Equal Employment Opportunity.
Show available apartments to prospective residents and process applications
Process Move-Ins and Move-Outs
Complete Annual lease renewals and Interim Certifications (as applicable by property)
Waitlist management
Assist Property Manager as needed
EIV Reporting and discrepancies, Special Claims, Monthly HAP billing and TRACS (affordable properties)
Provide superior customer service and communication to residents and prospects to enhance customer satisfaction and increase renewals, revenue, and company reputation
Attract new residents and be knowledgeable in all phases of applicant screening and leasing, as well as resident retention
Assist with all aspects of marketing the property (as applicable)
Act as the Property Manager in the case of absence or vacancy of the position
Assist the Property Manager and inspect the community to ensure that the Community Rules and Regulations are adhered to
Assist the Property Manager with rent collections, late notices, posting rents, serving legal notices and/or serving eviction notices at the direction of local counsel
Assist the Property Manager with processing Move-Outs (including inspections and dispositions)
Inspect vacant and make-ready apartments; follow-up on all work orders as necessary
Perform any other related dues as required or assigned
Essential Skills and Abilities: (Describes the core skills, competencies, and characteristics that the candidate must display to be successful in this role)
Administrative Skills General office duties, writing letters, answering phones, filing, preparing reports, interpreting policies and procedures, proficiency in office equipment
Analytical Skills Ability to create, compare, and analyze statistical data; ability to conduct research
Communication/Language Skills Ability to effectively and professionally communicate (written and oral) with all levels of employees, outside agencies and manage large volumes of correspondence; ability to proofread documents; ability to interpret HUD manuals. Excellent customer service skills required
Computer Proficiencies Adobe Acrobat, Excel, Word, Outlook, PowerPoint, One Site and internet navigation skills
Coordinating Skills Ability to prioritize and schedule multiple projects simultaneously; ability to effectively organize records/files
Leadership Skills Ability to act as a role model and team builder
