POSITION OVERVIEW
The Property Marketing Specialist reports directly to the VP of Corporate Communications and Public Relations. The Property Marketing Specialist will develop and execute strategic marketing for the MidPen growing portfolio. This position will oversee planning and production of various property marketing deliverables across the MidPen portfolio. Deliverables will include staging, photoshoots, video, website updates, and evolve as market conditions change. This position will implement distribution strategies including direct mail and email campaigns, web, print, radio and social media advertising. Thie Property Marketing Specialist will run predictive analyses to provide insights and recommendations for future marketing. This person will generate reports to analyze marketing performance to help inform future efforts. This position will work directly with Property Management, Compliance, Communications, and Asset Management to develop and execute property marketing plans consistent with the company’s overall business goals. The primary goal of the Property Marketing Specialist is to ensure that marketing efforts support property occupancy within the stabilized portfolio as well as communities in lease-up. This role focuses on optimizing marketing while meeting regulatory guidelines, eligibility requirements, and keeping rent affordable for the target demographic.
Hybrid Position: In office 2 days a week
Office Locations: East Bay (Oakland Office) or Foster City Office.
ESSENTIAL DUTIES
Marketing Strategy:
- Responsible for prioritizing marketing of high-vacancy and in-lease-up properties with low waitlists or insufficient file volume
- Develop and implement comprehensive marketing plans tailored to the needs of the affordable housing market, utilizing both traditional and digital platforms
- Work in close partnership with Marketing Communications team to maintain and evolve the brand identity across all marketing platforms, ensuring all materials are aligned with our brand values
- Highlight benefits of affordable housing (e.g., location, community services, cost savings, quality of life)
- Use targeted outreach to reach low-income populations, such as partnerships with community organizations, housing authorities, and local government programs
- Build relationships with local non-profits, social services, and government agencies to create a strong referral network
Collaboration & Coordination
- Build relationships with external partners such as county Housing Authorities or city officials in cases where these agencies have direct or indirect oversight into our marketing efforts and filling vacant units
- Work closely with the Communications, Property Management, Compliance, IT, and Asset Management teams to ensure marketing efforts align with operational goals
- Develop strong relationships with Property Operations Specialists and Community Managers to ensure marketing strategies are effectively implemented
- Develop plan with property staff, Communications, and Compliance to activate marketing for properties approaching critical occupancy levels
- Manage expectations of key constituents through frequent and timely communication regarding status of deliverables
- Negotiate contracts with various vendors as appropriate
Creative Marketing
- Partner with the Marketing team to create or oversee the creation of visually appealing photographs and video of staged units for use in web, social media, and other promotions
- Create new marketing ideas and opportunities, based on the needs of the property and target populations. Example – community college housing boards, church bulletins/social media, local unions, food banks, etc.
- Help to create and enhance marketing collateral to advertise the portfolio and help streamline (make easier) identification of qualified applicants
Reporting
- Create and maintain reports on marketing performance that provide actionable insights, including insights on value of methods employed
- Communicate marketing outcomes to key stakeholders and cross functional teams to promote business-wide understanding of strategy, ROI, and future opportunities
- Research & analyze rental comp data for both affordable and market rate properties
- Track occupancy rates, waitlist metrics, and marketing performance metrics to adjust strategies and optimize tenant acquisition; in partnership with waitlist manager, ensure properties have sufficient and robust waiting lists
- Analyze demographic data to understand the needs of the local population and tailor outreach efforts accordingly
- Performs other duties as assigned
QUALIFICATIONS
To perform this job successfully, an individual must be able to perform each essential function satisfactorily. The requirements listed below are representative of the education, knowledge, skill, and/or ability required.
Education and Experience
- Bachelor’s degree in Marketing, Communications, Business Administration, or a related field and three (3) years of professional marketing experience, preferably in real estate, affordable housing, property management, or a related field, or an equivalent combination of education and experience
- Experience collaborating with cross-functional teams and external partners
- Experience with data analysis and reporting to evaluate marketing performance and inform strategy
- Prior experience in affordable housing, compliance with regulatory guidelines, or working with non-profit organizations is strongly preferred
Knowledge, Skills, and Abilities
- Self-motivated, independent, creative thinker with excellent problem-solving skills and the ability to multitask under pressure, meet tight deadlines, analyze information, and solve problems effectively in a fast-paced environment
- Strategic thinking & problem solving to bring new ideas to support property marketing by compiling information, recognizing opportunities, and identifying alternative solutions
- Ability to track multiple marketing initiatives and provide analysis of effectiveness
- Excellent verbal and written communication skills
- Must have excellent organizational skills and the ability to adapt to new conditions, assignments and deadlines
- Ability to build strong, inclusive relationships with tact and good judgment across and outside the corporation, demonstrating high levels of humility and self-awareness
- Ability to work in office and to travel to various properties for site visits and meetings
- Knowledge of fair housing and affordable housing preferred
- Must possess a valid California Driver’s License, proof of current auto insurance, and reliable transportation
