Benefits and Pay:
Pay Rate: $68,640
$50 monthly cell phone allowance and Eligible for move-in and recertifications commissions
Depending on the position offered, regular full-time and part-time team members may be eligible to participate in a bonus program in addition to their base salary.

Property Manager
Job Description
We are seeking a dedicated and experienced Property Manager with a strong background in managing affordable housing communities. The Property Manager will oversee the day-to-day operations of residential properties, ensuring compliance with affordable housing programs(such as HUD, LIHTC, Section 8), maintaining high occupancy, and fostering a positive living environment for residents. This role requires excellent communication, organizational, and leadership skills, with a deep understanding of affordable housing regulations.
Key Responsibilities:
Property Management:
- Oversee all aspects of property management, including leasing, maintenance, rent collection, and tenant relations.
- Manage daily operations to ensure the property is running efficiently, meeting budgetary and occupancy goals.
- Conduct regular property inspections to ensure adherence to safety standards, cleanliness, and curb appeal.
Affordable Housing Compliance:
- Ensure compliance with affordable housing regulations and guidelines, including HUD, LIHTC, Section 8, and other applicable programs.
- Monitor tenant eligibility, process income certifications, and recertifications.
- Maintain accurate records and submit required reports to governing agencies.
Financial Management:
- Prepare and manage property budgets, monitor expenses, and optimize cost-effectiveness.
- Collect rent, enforce lease agreements, and handle delinquencies in a timely manner.
- Assist with annual audits, funding applications, and financial reporting as required by affordable housing programs.
Resident Relations:
- Serve as the primary point of contact for residents, addressing concerns, resolving conflicts, and ensuring tenant satisfaction.
- Foster a positive community environment through tenant engagement and outreach activities.
- Coordinate move-ins, move-outs, and lease renewals.
Team Leadership:
- Supervise and mentor on-site staff, including leasing agents, maintenance personnel, and administrative staff.
- Ensure team adherence to company policies and property goals.
- Conduct staff training on affordable housing regulations, customer service, and maintenance procedures.
Qualifications:
Experience:
- 3+ years of experience in property management, preferably with affordable housing (HUD, LIHTC, Section 8).
- Knowledge of fair housing laws, tenant rights, and property management best practices.
Education:
- Bachelor"s degree in Business, Real Estate, or related field preferred; equivalent experience will be considered.
- Property management certification (e.g., CAM, CPM, HCCP) is a plus.
Skills:
- Strong understanding of affordable housing regulations and compliance.
- Proficient in property management software
- Ability to handle financial management, including budgeting, rent collection, and expense tracking.
