Job Summary: We seek a Property Manager who will assist the Vice President of Property Services in directing and coordinating on and off-site property management activities. Ensures the efficient operation of the Property by providing the highest level of professionalism and client/tenant service while controlling expenses and limiting client and firm risk.   

What You’ll do:

• Supervise on-site employees and applicable office staff as projects may require. Carry out supervisory responsibilities in accordance with Ciminelli policies and applicable laws. Responsibilities include interviewing, training, planning, assigning, and directing work; appraising performance; rewarding and disciplining employees; addressing complaints and resolving problems.
• Oversees/recommends periodic updates of property management proposal materials, operating reports, tenant handbooks, online documents, and ancillary prospect/client materials.
• Completes, supervises, and coordinates preparation of monthly client operation reports (financial statements, report narratives, comparative income statements, etc).
• Monitors weekly cash balances on assigned properties. Ensures monthly mortgage payments, sales tax, insurance premiums, and real estate taxes are paid timely on assigned properties. Facilitates owner funding if necessary.
• Approves the processing of invoices and there proper coding for property related expenditures for assigned properties.
• Monitors and coordinates timely Real Estate, Quarterly, State and Federal Tax preparation and submission.
• Performs routine inspections of the property to ensure proper operation of building systems, overall tenant satisfaction, general curb appeal, proper maintenance, and code compliance.
• Ensures owner/tenant satisfaction though high-level interaction with same
• Monitors and tracks all health, life, safety, legal and insurance claims, informs Vice President of Property Services regarding all claims received.
• Oversees and coordinates transition and disposition of portfolio properties.
• Performs other duties as assigned.

What You’ll Need:

•   Effective time management and organizational abilities.
• Communicates professionally while understanding and addressing customer inquiries and team needs.
• Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists.
• Ability to calculate figures and amounts such as discounts, simple and compound interest, TVM, amortization, ratios and percents.
• A. or B.S. degree in Management, Finance, Real Estate, or related field.
• Minimum of three years related experience and/or training in a commercial real estate management function.
• Solid knowledge of, Microsoft Word, Excel, Outlook, Project, Yardi, Workspeed, and REA required.
• Valid Florida Real Estate Salesperson License beneficial but not required.
• Valid Florida Driver’s License and Insurance required.
