Job Description

The Superintendent performs basic electrical, plumbing, mechanical, heating, and air conditioning work and is the fire safety manager for the campus. The Superintendent must be able to answer emergency calls at night and on weekends. Super should live within 15 minutes commute from the site.

Candidate will train with current super for 3 months before transitioning into the full position.

Responsibilities

• Become familiar with the systems in the entire building (wiring, plumbing, valves, ducts, sprinklers etc.)
• Manage day to day maintenance and operations of the property
• Investigate property concerns raised by students/faculty
• Candidate will train with current super for 3 months before transitioning into the full position
• Respond to On Call emergencies 24/7
• Trace and resolve leaks
• Snake clogged drains
• Maintain Boiler operation
• Maintain water heater operations
• Maintain HVAC operations
• Coordinates with contractors for repairs that are outsourced upon approval from supervisor
• Ensures the timely maintenance of all building operations and systems, including the coordination of preventative maintenance work

• Maintains inspection logs for the sprinkler systems, fire extinguishers, and other building systems
• Ensure that the property passes all inspections
• Purchases all maintenance supplies and keeps an accurate inventory

Qualifications

• 2 years previous experience in property Maintenance or other related fields
• HP Black Seal Boiler operator license
• Ability to multi task and prioritize
• Facility Fire Alarm Manager (training available)

• Basic level of skill in HVAC, plumbing, electrical and appliance repair
• Knowledge of risk management, OSHA and MSDS

• Basic written and verbal communication skills, email and internet search

Schedule

• Monday to Friday
• Weekends as needed
