About the Job
Our client is seeking an experienced Property Manager to assist in the expended growth of their property management set. Your portfolio will will consist primarily of retail properties. This role is based in Bethesda, MD, and will oversee multiple properties in the DMV area. A reliable car is a must; there is an allowance for travel cost.
Responsibilities
- Provide direction and leadership for an assigned management portfolio and, if required, its on-site or contracted/roving staff
- Inspect assigned properties on a regular schedule, identify deficiencies, and recommend /implement plans for resolution. Prepare regular reports to Director regarding operating issues
- Recommend, prepare, and manage routine service contracts for maintenance and other operating activities within the portfolio
- Meet regularly with all tenants in assigned portfolio
- Work closely with leasing and asset management staff, including outside brokers, to prepare spaces for lease and to manage move-ins and move-outs
- Oversee capital and tenant improvement process for assigned portfolio, including the oversight of minor tenant upfits and both minor and major common area repairs
- Interact regularly with contractors and local government officials (police and fire, building inspectors)
- Prepare, monitor, and implement annual operating budgets for assigned properties
- Review and approve invoices for timely payment
- Prepare monthly invoices for special tenant reimbursements, such as utilities or lease-required repairs
- Prepare monthly operating reports, including the drafting of variance analyses and explanations of accounts receivable for portfolio
- Review accounts receivable for assigned portfolio on a monthly or more frequent basis and, working with in-house staff, lead efforts for collection
- Administer, interpret, and enforce lease provisions. Work closely with Lease Administration on billing and other relevant lease issues
- Frequent travel to and within assigned portfolio is expected
- Is available and on call 24 hours a day
Qualifications
- Seven (7) years commercial property management experience required
- Must have demonstrable experience in open-air retail center management
- Prior supervisory experience of property managers and administrative staff preferred but not required
- Strong interpersonal skills and problem-solving ability
- Excellent oral and written communication skills
- Must be detail oriented and able to handle multiple projects simultaneously
- Must be well-organized, and consistently have demonstrated ability to meet deadlines and complete projects
- Must be familiar with and have ability to interpret standard accounting schedules, such as general ledgers, income statements, rent rolls and aged accounts receivable reports
- Working knowledge of Yardi preferred
- Must be able to operate in Windows environment proficiently (i.e.: MS Word, MS Excel, MS Outlook, MS Teams)
- Must have reliable transportation
