Villages Cooperative of Greeley, located in Greeley, CO. Is managed by Paramark Corp, a growing property management company based in Rochester with properties in MN, WI, IA, IL, ND and CO, and is currently seeking applicants for a Property Manager. The Property Manager is responsible for the administration of all owner (Member) services and programs to enhance and support the cooperative Member's living experience.

RESPONSIBILITIES / JOB DESCRIPTION
- Assist Member elected Board of Directors and committees in the management of the Cooperative
- Manage contract services, public relations, marketing, and financial performance of the Cooperative
- Manage the management office
- Interacting with members maintaining open lines of communication,
- Receives, reviews and inputs invoices for payment,
- Receives and facilitates monthly member fees,
- Ordering supplies, receiving deliveries,
- Answering phones, and responding to emails.
- Maintains office files, including: member files, emergency contact information, legal, financial and contract files.
- Responsible for managing and executing tours of the building during open houses, special events to maintain the cooperative wait-list, responsible for the resale of a member's unit. Facilitates members' move-in and move-out, coordinating the transfer of shares. Responsible for the sales of any unsold units.
- Coordinates, for the Board, the preparation of an annual budget. Advises the Board of potential improvements, and budget issues including variances.
- Responsible for management and supervision of staff including the Maintenance Technician, this includes performance management and training. Ensures onsite team is inspired, equipped and held accountable for job expectations as defined by set policies and procedures ensuring all employees are treated equally and fairly. Monitors maintenance and janitorial standards. Manages maintenance requests, including those involving contractors, to ensure satisfactory completion of maintenance/warranty and housekeeping tasks. Schedules work with residents and communicates needs with the Board of Directors. Also includes being on-call, for 24-hour emergency response.
- Works with and assists the Board of Directors and its committees. Assists with administrative tasks, and advocates for the Board and its policies. Assists the Board in the planning of events and programs. Collects and disseminates information to and from the Board of Directors. Attends, prepares and delivers monthly management update for scheduled monthly board meetings.
- Generates and manages member communications, including regular newsletters, occasional flyers, and memos. Coordinates and/or performs "Courtesy Services" for members when they travel, including forwarding of mail, watering of plants and similar tasks.
- Upholds and implements the policies and procedures of the Cooperative, established both in the Cooperative's legal documents, as well as those adopted by the Board of Directors.

- Verbal communications, interpersonal skills as applied to interaction with coworkers, supervisor, general public, community and government organizations as well as to communicate professionally with Board members and tenants
- Excellent organizational skills and an ability to set priorities, plan work activities for self and Boards, and meet deadlines.
- Must be self-directed, highly motivated and able to work effectively independently or on a team.
- Maintain high levels of computer skills (especially Microsoft office suite), and ability to quickly master new programs.
- Ability to provide customer service in a friendly, courteous, flexible and responsible fashion to a wide variety of residents.
- Ability to mentor and assist others to acquire knowledge, concepts or skills
- Ability to work independently or on a team.
- Flexible work hours requiring work in excess of 25 hours/week if necessary. Must be willing to work evenings and attend events/meetings on weekends as needed.
