Position Summary:
We are seeking a dedicated and experienced Property Manager to oversee the operations of a HUD Section 8 property that provides housing for residents aged 62 and older. The ideal candidate will have experience with HUD requirements, fluency in both Spanish and English, and a compassionate approach to supporting the needs of elderly tenants. This role requires strong organizational skills, a commitment to exceptional customer service, and the ability to handle difficult situations with diplomacy and firmness.
Key Responsibilities:
1.Property Management:
o Oversee day-to-day property operations, ensuring the building meets HUD regulations and compliance standards.
o Conduct regular inspections of property grounds, building units, and common areas.
o Coordinate with maintenance staff to address any issues and ensure timely repairs and upkeep.
o Handle tenant move-ins, lease renewals, and move-outs, ensuring all paperwork complies with HUD regulations.
2.Tenant Relations:
o Build and maintain positive relationships with tenants, providing a supportive and compassionate presence for elderly residents.
o Communicate building policies clearly and enforce rules as needed, including addressing tenant complaints, resolving disputes, and managing challenging behaviors.
o Work with the service coordinator as a liaison between tenants and local social services or healthcare providers as needed.
3.Compliance & Documentation:
o Complete HUD-required forms, lease agreements, and other documentation accurately and on time.
o Maintain detailed and organized records for each tenant, ensuring all information is up-to-date and compliant with HUD guidelines.
o Assist in the preparation of audits and inspections, including resolving any issues identified.
4.Customer Service:
o Provide exceptional service to tenants, responding promptly to questions, concerns, or requests.
o Foster a positive and welcoming environment for residents and visitors, ensuring a high quality of living for all tenants.
o Mediate conflicts with a balanced approach, showing empathy while upholding building policies.
5.Team Collaboration:
o Work closely with maintenance and office staff to maintain a well-functioning, team-oriented environment.
6.Administrative Tasks:
o Help tenants understand how they can make rent payments, track delinquencies, and issue late notices as needed.
o Complete tasks on property operations, building inspections, and occupancy levels.
o Manage office supplies, handle mail and deliveries, and coordinate service requests.
Qualifications:
Language Skills: Bilingual in Spanish and English (required).
Experience: Would like but not necessary to have 2 years in property management in HUD Section 8 or affordable housing.
Customer Service: Strong interpersonal skills, patience, and compassion for elderly residents.
Organizational Skills: Ability to manage time effectively, prioritize tasks, and handle multiple responsibilities.
Conflict Resolution: Skilled in standing firm when enforcing building rules while maintaining respect and understanding for all tenants.
Team-Oriented: Willingness to collaborate, learn from others, and contribute to a supportive team culture.
