Genesis Properties is proactively recruiting a LIHTC Property Manager for a garden apartment community in central Richmond.
Genesis is a full-service property management company with over 45 years of service in the greater Richmond area. We specialize in historic restorations, renovations, and the development of income restricted properties.

Two or more years in Multi-Family property management
Two or more years of leadership and supervision of at least two employees.
The Property Manager will report to the Director of Property Management. If you are collaborative, resourceful, display good judgment, and excel in customer service, why not apply today! The top areas of focus for this position will include revenue and expense control, delinquency management, tax credit compliance, financial reporting and marketing.
*Perform written evaluations of employees and make recommendations for salary increases and/ or advancement.
*Maintain accurate payroll records as required by the company and adhere to payroll policies and cutoff dates.
*Establish schedules and assign personnel for routine maintenance and emergency coverage.
*Maintain necessary records of all financial transactions for the property and assist in collection of rents and handle delinquency matters and prepare daily bank deposits.
*Work within the budget and notify the Regional Property Manager of any possible variations.
*Work directly with the Regional Property Manager in preparing the annual operating budget for the property.
*Assist in leasing apartments and the preparation of leases and all related forms.
*Handle all details for move-ins and move-outs, with special attention to apartment inspection check-ins and check-outs.
*Ensure that residents are provided with a clean, well-maintained community, and resolve resident complaints.
*Maintain courteous and continuous communication with employees, residents, applicants, and vendors.
*Continually inspect property for improvements, recording deficiencies and taking the necessary action, within budgetary allocations.
*Report accident and emergency situations to the Regional Property Manager immediately and prepare the proper reports.
*Ensure that all maintenance requests are handled on an immediate basis and all residents are notified if there is a delay.
*Supervise outside contractors working on the property.
*Enforce company policies, procedures, community rules and regulations.
*Maintain and enforce guidelines for the Fair Housing Act.

Experience:
LIHTC: Minimum 2 years of recent LIHTC experience (current certifications may be considered)
